Suite 110 TOWN OF G s Glens Falls, NY 12801 QUEE ;SBURY SUIL DING& CODES Re: Proposed Detmer Residence m Town of Queensbury, warren County, New Y ork LaBella Project#2220706.32 Queensbury Ref#SP45 2022 Dear Mr.Adams: In response to your comment letter to Mr. Craig Brown dated July 20, 2022, 1 provide the following information: Please be advised that we have received all of the required variances and approvals for the construction of this proposed single-family residence with the exception of obtaining a"sign off letter"from the Town Engineer as stated in Item 1 of the compliance letter dated July 27,2022. As noted in your letter, the comments focus on stormwater management and sediment and erosion control. The attached Site Plan Exhibit"C"and Exhibit"D", Plan Sheets 3 and 4 of 4 of Drawing No.22-008, relate to stormwater management and grading. As your letter states, the proposed site improvements disturb less than one acre;the actual disturbance being 19,795±square feet/0.454±acres. The proposed driveway and building footprint equal 5,200± square feet of impervious surface. The property slopes from front to rear(South to North)at a relatively even 9%grade. Natural drainage is from the front of the proposed house and driveway to the wetland. The project has been designed so that there is no wetland disturbance and the least amount of soil disturbance within Queensbury's 50-foot hard surface setback. The roof system has been designed to discharge into an infiltration trench via gravity and a gutter system. The asphalt driveway is super elevated to also drain into the infiltration trench. Percolation tests were conducted for the design of the septic system and were obtained about 150 feet Easterly of the infiltration trench. The infiltration trench has a rip rap overflow which will discharge overland through 90 feet of existing vegetation to the wetland. Given the lot constraints and proximity to the wetlands,we believe that our design minimizes the environmental impact and any further stormwater management measures would just cause additional disturbance. 296.11-1-9 RC-0487-2022 Kubricky, Terri &Thomas 70 Browns Path, lot 7 SFD 1579 s.f., Garage 658 s.f. /r r Reset Print i RE ASHRAE 62.2-2013 Ventilation 41Y t• 4c New or existing construction New c Use infiltration credit No 0 F Floor area [ ft2 0 ] 11581 L, Nmber of occupants 4 o E Whole-Bldg Ventilation Resultsuired mechanical ventilation rate [ CFM c ] = 77.43 i_ 3 Whole-Bldg Ventilation Run-Time Solver Fan capacity [ cFM o ] ° Fan run-time per hour [ min ji Inn _ W R ITON OF OUEENSSUFZYUILDING &.
