Fire Wall 2. 3 . 4 hour Firestopping MEMO TO FILE DATE: February 20, 1998 RE: Review of Phase I and II of Adirondack Factory Outlet This memo will confirm that on February 19, 1998, Joe McGrath and myself met with Dave Kenny and Frank Hardick to go over the issue of whether the Phase 1I building of Adirondack Factory Outlet was considered wood frame or not. Joe did confirm in front of Dave Kenny and Frank Hardick that because there are 2 x 10 wood floor joists and plywood in the main corridor of Phase II of the Mall, that the entire Phase II project would be derated to Type Five construction. With that in mind, Joe McGrath advised Mr. Kenny that he needed to apply for three variances in order to make the building legal for future uses under a 'Type 2B scenario. Mr. Kenny has to apply for a variance to allow wood frame construction in a 2B building and obtain the uses allowed in a 2B building which would not be allowed if the building were considered wood frame. Number Two, he has to apply for a variance to allow a larger fire area than allowed. He currently has 45,000 square feet including Phase I and Phase 11 of the Mall, and under Type Five construction he's only allowed 24„000 square feet. The third variance he needs to apply for is the corridor width_ He currently has 16 feet maximum corridor width_ The Building Code requires 25 under enclosed malls. Mr. Kenny was also advised by Mr. McGrath that he is considered an enclosed mall, and therefore would have to meet the 25 foot requirement. As of this date, Mr_ Kenny can use the Mall that currently is being used for tenants of a C-2 type use. However, a mixed a use such as a restaurant would not be allowed in the Phase II building because of the wood frame construction and the entire Phase I and Phase II buildings being considered wood frame. Joe McGrath did advise Mr. Kenny that in order to seek the variances he should offer some alternatives which would include putting two layers of five eighths inch sheetrock on the entire ceiling of the basement and also putting a two hour fire stop bulk head where the Phase I and Phase II buildings connect. It was assumed throughout this entire conversation that the entire Mall space is sprinklered, however, not all areas have been verified. As far as smoke venting from the Mall goes, Mr. Kenny advises that he has a ridge vent, and upon calculations of the open area of the ridge vent, it is shown that he has 57 square feet of venting area on the ridge vent, which is currently open all the time, and he's only required to have 46 square feet. As long as he maintains the current system, which would allow smoke to vent through the vent-a-ridge, I believe that he would conform to the smoke vent's requirements.
