MR. TRAVER-This is now our third meeting for the month of May and our twelfth meeting for the year.
The only business we have before us tonight are a couple of Administrative Items. Subdivision Final 14-
2022,Jeffrey and Joanne Mann,a five lot subdivision request for a 90 day extension.

LOCATION: BAY ROAD AND PICKLE HILL ROAD. APPLICANT PROPOSES A 5 LOT
RESIDENTIAL SUBDIVISION OF A 34.74 ACRE PARCEL FOR PRELIMINARY AND FINAL
STAGE. THE LOTS WOULD BE DIVIDED AS FOLLOWS: LOT 1 TO BE 6.37 ACRES, LOT 2 AT

MR. TRAVER-Laura?
MRS. MOORE-The first item is Subdivision Final Stage 15-2022. It's a three lot residential subdivision
and the applicant is requesting a 90 day extension to achieve the Town signature as well as the APA
signature. They have received the signoff from the Town Engineer.
MR. TRAVER-Okay, and we saw the engineering signoffs and soon. The second one I think there was a
couple of minor notes that had to be added or some such thing,but basically it got signoff. So the only
issue is basically the calendars. Right? The time was running out and we weren't all aware of it and so
we need to just give you this extension period in order to make the window pretty much. Right?
MR. DOBIE-That's correct, and thank you, Mr. Chairman and Board. Just for the record, Lucas Dobie
with Hutchins Engineering representing our clients Jeffrey and Joanne Mann. On behalf of the Manns,
especially myself,I want to thank Staff,Laura,Craig and Shauna for being able to organize this and thank
you,Board,very much for your time. It's very greatly appreciated. It's a mistake on my part that 180 days
slipped away from us a little bit. We were approved on December 15`h and I had it in my head that the 180
days was after the plans were signed,but that window started, or the time clock of 180 days to file that,
and it hit me last night where that came from. That applies to Department of Health. In the subdivision
one of their conditions is 180 days after their approval to file it. So I overlooked that on the Town law,
having the 180 days from the approval date for the Chairman to sign it and then the 60 days to file. So our
180 days is June 13`h. So we wouldn't have been able to get this on in the June meetings, and we missed
the May. So again just thank you so much for your time. We're almost to the finish line and did receive

our two what I would call signoffs from the Town Engineer. They said no need to re-submit plans,but
we'll tidy up the couple of little things,and I'm here to ask for the 90 day extension. We could scramble,
now that we have the signoffs and signed plans,and I guess file it,but I'd be more comfortable with the 90
days to allow us to work through the Park Agency.
MR. DEEB-Is that enough? Is 90 days enough with them,with the APA?
MR. DOBIE-Yes,it should be,but if it's not I'm in big trouble for dragging on.
MR. TRAVER-Well if not we've got two meetings in June.
MR. DEEB-Yes,but will he be able to get on the agenda?
MR. TRAVER-Well if we're here tonight,we can accommodate him. I don't think he'll ask us again.
MR. DEEB-You don't think you'll need more than 90 days?
MR.DOBIE-I don't believe so. I think we're going to have our complete application from the Park Agency
within, I'm hoping within a month,and then their timeline starts to issue the permit. It's just I wouldn't
want to go through the trouble of filing a set of plans and then it potentially changes a little bit based on
the Park Agency and we have to re-file the plans and re-sign again or something like that. So this will give
us the time we need. It gives us the 90 days for Mr. Traver to sign. Then we have 60 days to file. That'll
allow us plenty of time to get through the Agency to tie this up because it's been a really long haul, as I'm
reminded by my client all the time.
MR. TRAVER-All right. So the first one is the five lot.
MRS. MOORE-It's on the agenda as the three lot first. I apologize. So that was Subdivision 15-2022. So
that was three lots.

RESOLUTION GRANTING A 90 DAY EXTENSION SUB FINAL STAGE#15-2022 MANN
Per application received for Subdivision: Applicant proposes a 3 lot residential subdivision of a 17.1 acre
parcel for preliminary and final stage. The lot sizes are: Lot 6 to be 3.S4 acres,lot 7 to be 4.1 acres, and lot S
to be 9.2 acres. Lot S contains access to Pickle Hill Road including easements for shared access to Pickle
Hill Road for lots 6 and 7. The project site contains APA wetlands,stream,and slopes greater than 200/o.
The Planning Board approved Subdivision Final 15-2022 on December 15,2022.Applicant is requesting a
90 day extension.

different subdivision,but conditions are exactly the same. Engineering signoff is obtained. Any questions,
comments on the second one? Then I guess we can entertain that motion as well.
RESOLUTION GRANTING A 90 DAY EXTENSION SUB FINAL STAGE#14-2022 MANN
Per application received for Subdivision:Applicant proposes a 5 lot residential subdivision of a 34.74 acre
parcel for preliminary and final stage. The lots would be divided as follows: Lot 1 to be 6.37 acres,lot 2 at
5.96 acres,lot 3 to be 7.21 acres,lot 4 to be 3.63 acres with access through lot 3, and lot 5 at 11.57 acres. Lot
4 contains an existing barn and shed that will remain.Project site work contains APA wetland areas.
The Planning Board approved Subdivision Final 14-2022 on December 15,2022.Applicant is requesting a
90 day extension.

final agenda yet. So, okay, anyway. All right. If there's no other business before the Board this evening,
