The bathrooms do not currently meet the New York State Uniform Building Code, pursuant to CABO-ANT SI A117 . 1 - 1992, which l faxed to you on Friday august 7. 1998. The issue at hand is the fact that the sink cannot project into the clear floor space of the water closet. Your current proposal that you provided to me does not meet the required clear floor space for the water closet as the lavatory- projects into the clear floor space of the water closet. Therefore, the bathrooms must be enlarged to meet the ANSI Standard referenced above. This Department does not recognize the ADA Handbook as it is not referenced in the State Code. Also, the following is a list of the items that need to be shown on the plans in order for this Department to issue a building permit. This was provided to Maria several weeks ago. - Rear - 'Side - Front elevations - Cross-section through rear roofs - Cross-section through main roof - Floor plan and Cross-section change to show new entrance to basement included in rear work area - Show 2 Hour rated separation for storage area in basement - All kitchen doors must be 1 `/s Hour rated with closers - Show 2 Hour kitchen enclosure Cross-section - Need foundation layout for new addition - - Cross-section must show stairs and dimensions - Need bathroom dimension and details - Must be 44 inch aisle between booths and tables (show layout) - Show design loads for wind, floor, and snow loads - Note that all plumbing must be cast or copper - Show smoke or heat detectors in all rooms including basement, Pull Stations at exit doors, Horn Strobe throughout, strobes in bathrooms "HOME OF: NATURAL BEAUTY . A GOOD PLACE TO LIVE" SETTLED 1763 Y a Fan shutdown required for HVAC units with Fire Alarm System . Show ceiling height min. eight foot - Interior Finishes must be Class A, Class 1 Carpet Should you have any other questions or comments, please don't hesitate to contact me. The total tread will be 11 - 1/2" . This is an enhancement to the building and should improve efficiency greatly. You will also note that i have relocated the outside cooler so the prefabricated unit is 6" away form the proposed addition and foundation. I've also left the bathroom design as it was. I've included several details from the current edition of the ADA Handbook. On perusal of 4- 16 Water Closets ( page 488) reference is made to Fig. 28. Figure 28 has three variations. The design as proposed meet or exceed all of these details in all aspects- Of interest is the fact that the Lavatories are not considered to be a part of the clear floor space. ( Note Fig. 28, 2 of 3 details; Fig. 337 3 of 3 details;) With the existing layout of the bathrooms some privicy is afforded should the bathroom be occupied and the door left unlocked. If this layout remains a concern we will conceed to locating the lavatory and water closets on the walls which are opposite the entrances. This would also be in compliance with the intent of the ADA. I will be reviewing the condition of the existing trusses with Ray Buckley P-E- as soon as tomorrow. As soon as Ray makes his recommendations I will be completing the rehabilitation plans for his review. If you have any other concerns or questions please give me a call. As you are aware this project must move forward as quickly as possible. Sincerely yours; Peter J. Brown cc; Marie Fasulo William Didio Jr. Rav Buckley.
