Hi-trope you are well.I'm stopped by yesterday to chat but I'm thinking you're on the way to somewhere wane already.I Some news on the pant,Frank and 1 are in the process
of purchasing 16 Sunset Lane from the Ritanos.The intent Is to move my mother Sheila there and we'll move In there with her. She's recently had mobility issues and the
layout is near perfect once she's in the home. We are currently living full time in Saratoga caretaking Mom.
The one major hurdle we need to overcome ASAP is installing a well. The Town of Queensbury is asking us to provide a variance appficafiorr to get the well installed. VYrth that
we are hoping you can provide us with basic location of your septic systemileachfield and well if you have one. If you can mock up the below map(you're lot 13 of course)that
would really help us alot.

WHEREAS, Joseph Riitano, current property owner and Frank Steinbach, property
purchaser (sale pending) filed an application for variances from provisions of the Town of
Queensbury On-Site Sewage Disposal Ordinance, Chapter 136 to install a new well on property
located at 16 Sunset Lane in the Town of Queensbury with the propose)setbacks to be as follows:
1. Well to be 88' from the leach field instead of the required 100' setback,
2. Well to be 88' from lot no.: 226.19-1-13's leach field instead of the required 100'
setback; and
3. Well to be 99'from lot no.: 226.19-1-10's leach field instead of the required 100'
setback; and
WHEREAS,the Town Clerk's Office published the Notice of Public Hearing in the Town's
official newspaper and the Local Board of Health duly conducted a public hearing concerning the
variance requests on Monday,November 15t', 2021, and
WHEREAS, the Town Clerk's Office has advised that it duly)notified all property owners
within 500 feet of the subject property,
NOW,THEREFORE,BE IT

RESOLVED,that

1. due to the nature of the variances, the Local Board of Health determines that the
variances would not be materially detrimental to the purposes and objectives of this
Ordinance or other adjoining properties nor otherwise conflict with the purpose and
objectives of any Town plan or policy; and
2. the Local Board of Health finds that the granting of the variances is necessary for the
reasonable use of the land and are the minimum variances which would alleviate the
specific unnecessary hardship found by the Local Board of Health to affect the
Applicants; and
BE IT FURTHER,
RESOLVED, that the Local Board of Health hereby approves the application of Joseph
Riitano, current property owner and Frank Steinbach, property purchaser, for variances from the
Sewage Disposal Ordinance to install a new well with the proposed setbacks to be as follows:
I. Well to be 88' from the leach field instead of the required 100' setback;
2. Well to be 88' from lot no.: 226.19-1=13's leach field instead of the required 100'
setback; and
3. Well to be 99'from lot no.: 226.19-1-10's leach field instead of the required 100'
setback;
on property located at 16 Sunset Lane in the Town of Queensbury and bearing Tax Map No:
226.19-1-9, and
BE IT FURTHER,
RESOLVED, that the Town Board authorizes and directs the Town Clerk to forward by
certified mail a certified copy of this Resolution to the Adirondack Park Agency for its review,and
BE IT FURTHER,

RESOLVED, that this approval Resolution shall not be effective until 30 days after such
notice to the Adirondack Park Agency and shall be subject to review by the Adirondack Park

Dear John:
At the request of Erin and Frank Steinbach, owners of 16 Sunset Lane, I have field
located the water supply well installed by Rosick Well Drilling. This well will
provide a year-round water supply for the residence located within the seasonally
operated Shore Colony Water District. As a base map I have)used a previously
submitted `As-Built' drawing for the house and wastewater system from the Town
files. 1 have added and noted accordingly the As-Built location of the water supply
well approved by the Town in November of 2021. Please advise should you need
any further information.
