In light of its intended use as a go-cart shelter I am satisfied that gravity loads due to • snow are safely supported. Horizontal and uplift forces generated by wind are my primary concern and I recommend the following measures to ensure that no failures are possible due to expected wind.design forces. 1. The metal roofing must be thoroughly fastened down according to the manufacturer's ,, specifications with additional fastening provided at the critical eave and gable areas.At least two roofing screws should be installed at each Bare connection where the metal lays over the rafter rails and ceiling jois .Screws should be a maximum of 6" OC at all seams and 12"CC where the roofing sheets lay over the rafters and purlins. 2. Simpson H 2.5 anchors need to be installed at each ceiling joist/ carry beam connection at the eaves.I am satisfied with the bolted connections of the support posts to the beams and these anchors will complete the load path of the uplift forces to the ground.Where the 6x6 ., posts are not embedded in the concrete footings positive methods should be taken to anchor these posts to the footings.Included is a detail of an A24 Simpson angle which will accomplish this where the embedment of the post is in question.A pair of these should be through bolted through to post and two anchors shot or preferably,epoxied into predrilled holes in the concrete. 3. Once all the posts are properly anchored,a suitable guardrail or curb should be instilled to prevent impact of the go-carts with the posts.This is already planned by Mr.Lombardo who has proposed a suitable method of protecting these posts from impact 4. The application and approval indicated a 50 foot setback at that time. Our May 14, 1998 correspondence did indicate the present setback is 75 feet, and an area variance is required for any new structure or go-kart track _ proposed for the site. This determination still applies. Upon Mr. Lombardo presenting me with a survey that clearly showed that the structure only met an approximate 40 to 45 foot setback from the property line, by survey obtained by Mr. Lombardo. A further investigation showed a letter written to Mr. Lombardo in Jamtetwpw February of 1996 confirmed that Mr. Lombardo could build the go kart track as long as no new structures were associated with building a go kart track. Since Mr. Lombardo had built the carport that nullified the approval for the go kart track. Mr. Lombardo was also advised on February 14, 1997, by letter from Jim Martin, again, that because of a Zoning Board interpretation, he now must meet the 75 foot corridor setback along Route 9, and therefore the track itself must meet that 75 foot setback. Mr. Lombardo presented me with the February 14, 1997 letter, at which time I read it to him and explained that letter. It appears now that Mr. Lombardo, as I explained to him, will need a setback for the structure as well as the go kart track and possibly a site plan review for this use, as it is an allowed use in the zone, and there may be modifications that would require site plan review. Mr. Lombardo was advised of all the above and has been advised of all the above since I was made aware of the go kart track, approximately October/November of 1997. The property which you are interested in was once a miniature golf course which is a recreational use. The proposed use is also classified as a recreational use. Both of these uses are permitted within the ------------— HC-1 A district.Cif the new landuse will contain no new buildin s and will be contained entirely in t e (land which is set aside_for a miniature golf course as shown in SP 29-94Ithen the Planning Department would require a plan be submitted to the Zoning Administrator which indicates that the Route 9 curb cut be removed which was also a stipulation of the initial site plan. The proposed modification involves changing the area which was previously used as a miniature golf course into a go kart track. The proposed modification is consistent with the current use of the area as an ,amusement center. Therefore, further review is not necessary. However, a recent interpretation of the zoning code from the Town Zoning Board of Appeals states that the near edge of the track must comply with all setback requirements . Of particular concern is the setback from the right-of-way. The setback for this particular parcel is subject to the Travel Corridor Overlay Zone (Section 179-28) . The Travel Corridor Overlay Zone requires a setback of seventy-five feet from the edge of the right-of-way.
