money of the United States and other valuable consideration, paid by Grantees, do hereby grant

described on the Schedule "A" attached hereto.
EASEMENTS AND RIGHTS CONVEYED
TOGETHER WITH the appurtenances and all the estate and rights of the Grantors in and
to the Premises.

BEING the same premises transferred from Jeffrey D. Mann, Sr., and Joanne M. Mann
to John Ariza and Lyndsay Ariza by Deed dated December 23, 2020 and recorded in the Warren
County Clerk's Office on January 11, 2021 in Book of Deeds 6268 at Page 290.
COVENANTS AND WARRANTIES
TO HAVE AND TO HOLD the Premises herein granted unto the Grantees, their heirs,
successors and/or assigns forever. AND the Grantors covenant as follows:
FIRST: That the Grantees shall quietly enjoy the Premises;
SECOND: That the Grantors will forever WARRANT the title to the Premises.
THIRD: That the Grantors will receive the consideration for this conveyance and hold
such consideration as a trust fund to be applied to the payment of the cost of any unpaid
improvement before using any part of the consideration for any other purpose, all in compliance
with Section 13 of the lien law.

ALL THAT CERTAIN PARCEL OF LAND located on the southerly side of
Pickle Hill Road in the Town of Queensbury, Warren County, New York and which said
parcel is more particularly bounded and described as follows:
BEGINNING at a point in the southerly bounds of Pickle Hill Road, which said
point is located at a distance of 57.86 feet, measured westerly along said road bounds on a
course of North 85 degrees 04 minutes 10 seconds West, from an iron bolt found marking
the northwesterly corner of lands conveyed by Charles Jeffrey Kice to John and Carol
Cifone by deed dated December 2, 1988 and recorded in the Warren County Clerk's
Office on December 5, 1988 in Book 735 of Deeds at page 316; running thence from the
point of beginning in a southerly direction South 04 degrees 55 minutes 50 seconds West
for a distance of 689.06 feet to a point marked by an iron rod found marking the
northeasterly corner of lands conveyed by Family YMCA of the Glens Falls Area to
Richard A. Meyer by deed dated February 21, 1984 and recorded in said clerk's office on
February 27, 1984 in Book 659 of Deeds at page 877, and which said point is also located
at a distance of 62.20 feet, measured westerly on a course of North 83 degrees 55 minutes
West, from an iron rod found marking the southwesterly corner of the aforementioned
lands of Cifone; running thence in a westerly direction along the northerly line of said
lands of Meyer, North 85 degrees 13 minutes 20 seconds West for a distance of 211.60
feet to a point; thence continuing in a westerly direction along said lands of Meyer, North
85 degrees 38 minutes 30 seconds West for a distance of 188.41 feet to a point marking
the southwesterly corner of the premises described herein; running thence in a northerly
direction on a course which is parallel with the easterly line of the premises described
herein, North 04 degrees 55 minutes 50 seconds East for a distance of 691.51 feet to a
point in the southerly bounds of said Pickle Hill Road; running thence in an easterly
direction along said road bounds, South 85 degrees 04 minutes 10 seconds East for a
distance of 400.00 feet to the point of beginning.
