Dear Mr. Noyse:
This letter transmits the results of a tree impact/framing inspection performed at the
address cited above. The inspection was performed on August 9, 2023.
BACKGROUND
A review of online data showed the structure to contain three bedrooms, two bathrooms,
approximately 2010 square feet and was constructed in 1983.

the main structure. When the tree impacted the garage, several roof trusses were
damaged. She had the tree removed and the roof of the garage tarped to provide
temporary weatherization.
SITE INSPECTION
Nolan Engineering, PLLC inspected the site on August 9, 2023. The site inspection was
attended by:
• Ms. Colleen Dominy, the property owner
• Mr. Mike Noyse, Suburban Construction Corp.
• Mr. John Furlong, Senior Forensic Analyst- Nolan Engineering, PLLC
INSPECTION
An exterior inspection of the primary structure showed a raised ranch-style structure
with board-and-batten siding and a shingled roof(Figure 1). The structure was found to
be in fair condition and maintenance.
Located behind the main structure was an oversized detached garage with similar
siding and roof covering (Figure 2). The left end of the garage was covered with.a blue
tarp. The building measured 20' x 40' and had a gable roof. The roof was constructed
using manufactured trusses installed 24" on center.
Inspection behind the left rear corner of the garage, as viewed from the road, showed a
12" diameter pine tree that had sheared off approximately 30' above grade.
Inspection of the interior showed the walls to be painted drywall and the ceiling to have
an acoustic ceiling system. Inspection of the left end showed a large portion of the
ceiling to have been displaced and several trusses to be broken and hanging (Figure 3).
Further inspection revealed the gable end truss to be broken. The gable end truss and
the first two common trusses were severely damaged as a result of the tree impact.
Inspection of the following three trusses showed that the gusset plates at some of the
connection points had been pulled or loosened, consistent with a twisting force applied
to the truss (Figures 4 and 5).
Inspection in the left rear corner of the garage showed a gas unit heater. The heater
was displaced due to the broken trusses it was attached to.
CONCLUSION/RECOMMENDATIONS
Based on the information available to us at this time, it is Nolan Engineering's opinion
that a tree did shear and impact the garage, causing the left gable end truss and the
first two common trusses on the left end to be badly damaged. These trusses will
require replacement. The next three common trusses showed signs of the gusset plates
having loosened due to a twisting force that was applied as the result of the tree impact.
We will require that those three common trusses to have plywood gusset plates
installed at each connection point. All gusset plate connections on these three common
trusses will have ' " gusset plates installed on both sides of all joints. The gusset plates
will extend beyond the joint 16" in all directions. The gusset plates will be glued and
screwed to the truss chords using 2" screws installed every 6" in a "W" pattern. The
plywood roof sheathing will be removed to a point beyond the five common trusses to
allow for repairs to the trusses. When the roof sheathing is replaced, CDX sheathing will
be installed using H clips. The new plywood roof sheathing will be toothed into the
existing and will have a minimum of 48" offset at the joints. All wind shear bracing
removed or broken will be replaced.
Once all structural components are repaired, the exterior and interior finishes can be
replaced in kind. The roof shingles/flashing will be installed as per the manufacturer's
specifications, with an ice and water barrier extending from the eave to a location 24"
beyond the vertical projection of the interior of the front and rear walls.
All electrical within the work area should be inspected, repaired/replaced if damaged.
The unit heater must be removed to allow for the truss replacement. It should be
inspected/tested to ensure it was undamaged before reinstallation. If found damaged, it
should be replaced.
Based on the nature and extent of damage, this project would be considered a "Repair"
as defined by the building code.
