1. I acknowledge that no construction shall be commenced prior to the issuance of a valid permit and will be
completed within a 12 month period.Any changes to the approved plans prior to/during construction will require
the submittal of amended plans,additional reviews and re-approval.
2. If,for any reason,the building permit application is withdrawn,30%of the fee is retained by the Town of
Queensbury.After 1 year from the initial application date, 100%of the fee is retained.
3. If the work is not completed by the 1 year expiration date the permit may be renewed, subject to fees
and department approval.
4. I certify that the application, plans and supporting materials are a true and a complete statement and/or description
of the work proposed,that all work will be performed in accordance with the NYS Building Codes, local building laws
and ordinances, and in conformance with local zoning regulations.
5. I acknowledge that prior to occupying the facilities proposed I, or my agents, will obtain a certificate of
occupancy.
6. I also understand that I/we are required to provide an as-built survey by a licensed land surveyor of all newly

NOTES:
1. Should the project become delayed for any reason, and
the time between the beginning of the project and the date
stamped by the Engineer exceed one (1) year the plans
must be reviewed for NYS Code changes by a licensed
NYS Engineer or Architect prior to beginning construction.
2. All construction shall comply with the 2Q&dResidential
Code of New York State and the Energy Conservation
Construction Code of New York State.
3. The contractor/owner shall comply with all laws, rules and
ordinances of any public authority bearing on the
performance of the work.
4. The contractor is solely responsible for all construction
means, methods, techniques, sequences and procedures
and for the coordination of all portions of work.
5. The Engineer is not responsible and is to be held harmless
by the owner from any claim or suit whatsoever, including
all payments or costs involved arising from or alleged to
have arisen from the contractor's work to conform to
design intent.

Engineer of any discrepancies prior to proceeding.

Handrail & Guard Notes:
1. Handrails shall be provided on at least one (1) side of
each continuous run of treads or flight with four (4) or
more risers.
2. Handrail height, measured vertically from the sloped
plane adjoining the tread nosing, shall be not less than
34-inches and not more than 38-inches.
3. Handrails for stairways shall be continuous for the full
length of the flight, from a point directly above the top
riser to a point directly above the lowest riser of the
flight. Handrail ends shall be returned or shall terminate
in newel posts or safety terminals.
4. Handrail Grip:
a. Type 1. Circular cross section shall have an
outside diameter of at least 1-114" but not
greater than 2".
5. Guards shall be located on all porches, balconies,
ramps or raised floors located 30-in or more above
grade.
6. Guard height shall be not less than 36-inches.
7. Intermediate rails and spindles shall be placed so as
not to pass a sphere 4-inches or greater.
