PROJECT NARRATIVE
The project site is located at 12 Seeyle Road North, Queensbury, NY 12804. It is approximately
0.3 acres in size with +/- 104 ft. of Lake George shoreline. The lot is currently developed with a
seasonal 2-story single-family residence, seasonal 1 story guest house, patio with a fire pit, 2
docks, and driveway. The existing guest house is located 1 ft. off of the southern property line.
Both of the houses are proposed to be demolished and the remainder of the site coverings are
proposed to be removed. The site slopes from south to north, towards Lake George at
approximately 5%. Four trees currently exist on site.
The proposed project consists of the construction of a residence with a footprint of 2105 sqft
(2411 sqft including roof overhang), a permeable paver driveway, permeable paver patio, firepit
patio, stepping stone paths, stormwater management practices, on-site wastewater treatment,
and extensive landscaping. A 3 ft. wide easement is proposed along the eastern property line to
provide dock access for the property to the south. Currently, this easement is located along the
west property line.
The house will continue to be supplied with water from the Lake. A new wastewater treatment
system is proposed to be installed on the southern adjacent property to accommodate the
wastewater generated by the proposed residence. An agreement exists between the two
property owners to allow for the proposed wastewater treatment system to be installed on the
parcel to the south.
Stormwater management practices complying with the minor project standards shall be installed.
A rain garden is proposed, along with a permeable paver driveway and patio. The total storage
provided exceeds the minimum required by the town, and will provide retrofit storage, though
this is not required.
Landscaping is proposed within the 35 ft. shoreline setback and meets the Town of Queensbury
Zoning Ordinance.
