impervious aspects of the property to achieve a net zero position, we are introducing additional storm water management

Applicant proposes to construct a 565 pavilion addition to an existing home and alter two dormers of the home. The
project work includes improving the permeability on the site, a new planting plan for the site, updated patio walkway
areas, retaining wall near hot tab area and new boulder walls on the site. The project includes existing and new
stormwater management. The shoreline area is to be improved with 4 It high seawall. Site Plan review for new floor
area in the CEA, and hard surfacing within 50 ft of the shoreline. Area Variance for new pavilion addition proposed to
be 13 ft 5 inches from side south property where a 20 ft setback is required, then proposed 36 ft 7 inches from the
shoreline where a 50 ft setback is required. The covered entry to basement is to be 13 ft 5 inches to the side south
property where a 20 ft setback is required. Variance relief for floor area where there is an additional 552 sf to the
existing 8,740 sf pre existing 32% FAR proposed 34% FAR noting the home constructed in 2005 had not accounted
for basement or garage area at that time. Variance relief for retaining wall drainage stormwater management less than
35 ft from the shoreline.

BEGINNING at a point in the easterly line of said 16Y foot right of way where the same is
intersected by the southerly line of said Streeter lot projected easterly; thence along the southerly

Rotondo to Jason E. Maynard, dated October 22, 2004, and recorded in the Warren County Clerk's
Office on October 25, 2004, as Document No. 12551, in Book 1413 of Deeds at page 166.
