All,
Enclosed please find an application for area variances and a subdivision regarding the property at
1545 State Route 9 in the Town of Queensbury. Our client, 1545 State Route 9 LLC / Chad Nims, is
seeking area variances necessary for the approval of a subdivision of the property.
This proposed subdivision has been drawn in such a way that it separates an existing boat
storage building from an existing motel operation. The proposed boundary line between the motel and
the boat storage facilities also represents how the property was previously divided prior to our client’s
purchase of the property and would therefore restore boundary lines which previously existed.
No physical changes are proposed for any portion of this property at this time, which is why we
are seeking waivers from providing floor plans and topography for the property. Photographs of each
building, corresponding to building numbers as shown on the map, have been provided with the
applications along with aerial imagery aligned to the map for your reference. Please note that this aerial
imagery may not appear to match exactly but is provided in conjunction with an on-the-ground field
survey for informational purposes, and to show how the proposed lots are already isolated by preexisting
usage.
