Jackson to Leon B. Streeter and wife by deed dated August 27, 1937, and recorded in the Warren County Clerk's Office August 10, 1940, in Book 215 of Deeds at Page 517; running thence westerly along said Streeter's south line 175 feet more or less to the shore of Lake George at high water mark; thence southerly along the shore of Lake George as it winds and turns 100 feet more or less to the northwest corner of a lot of land conveyed by Myra A. PARCEL 2 BEGINNING at a point in the easterly line of said 16Y foot right of way where the same is intersected by the southerly line of said Streeter lot projected easterly; thence along the southerly line of said Streeter lot projected easterly and at right angles to said right of way 100 feet; thence southerly at right angles to said last mentioned line 100 feet; thence westerly at right angles to said last mentioned line 100 feet to the easterly line of said right of way; thence northerly along said easterly line of said right of way 100 feet to the point or place of beginning. Sebold by deed dated April 23, 1975, recorded in Book 588 of Deeds at page 76; running thence along said lands South 74 degrees, 58 minutes and 24 seconds East, a distance of 15.00 feet more or less to a point for a corner; thence continuing along said lands of Sebold, South 74 degrees, 58 minutes and 24 seconds East a distance of 149.68 feet to a point in the westerly bounds of Lake Parkway; thence running South 00 degrees 56 minutes and 36 seconds West, along said road a distance of 101.72 feet to a point in the westerly bounds thereof at the northeasterly corner of lands now or formerly of Elmor B. and Ruth Whitegiver; thence running along said lands, North 75 degrees. 16 minutes and 21 seconds West, a distance of 163.29 feet to an iron rod found in the ground for a corner; thence continuing along said lands of Whitegiver, North 75 degrees, 16 minutes and 21 seconds West, a distance of 13.50 feet more or less to the easterly shore of said Lake George; thence running northerly along the shore as it winds and turns to the point and place of beginning, containing 0.39 acres of land to be the same more or less. ALSO conveying that certain piece or parcel of land lying on the east side of Lake Parkway and located South 74 degrees, 58 minutes and 24 seconds East, a distance of 16.50 feet from the northeast corner of the above described parcel; thence running South 74 degrees, 58 minutes and 24 seconds East, still along the lands of Sebold, a distance of 99.99 feet to an iron pipe found in the ground for a corner at the southeast corner of the lands of Sebold in the westerly bounds of the lands now or formerly of Maloney, thence running South 00 degrees, 56 minutes and 36 seconds West, along said lands of Maloney and along the lands now or formerly of Dublin, a distance of 101.09 feet to a point for a corner at the northeast corner of that portion of lands of Whitegiver lying east of Lake Parkway; thence running North 75 degrees, 16 minutes and 21 seconds West, along said lands of Whitegiver, a distance of 99.86 feet to the easterly bounds of said Lake Parkway; thence running along the same, North 00 degrees, 56 minutes and 36 seconds East, a distance of 101.63 feet to the point and place of beginning. Containing 0.23 acres of land to be the same more or less. Bearings given in the above description refer to magnetic North. Being the same premises conveyed by Warranty Deed from Kenneth J. Rotondo and Jill H. Rotondo to Jason E. Maynard, dated October 22, 2004, and recorded in the Warren County Clerk's Office on October 25, 2004, as Document No. 12551, in Book 1413 of Deeds at page 166. Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises, To Have and to Hold the premises herein granted unto the party of the second part, their heirs and assigns forever. And said party of the first part covenants as follow: First, that the party of the second part shall quietly enjoy the said premises; Second, that said party of the first part will forever Warrant the title to said premises.
