The applicant has modified the detached garage location and design where the footprint of 1066 sf and the
floor area is to be 2045.6 sf with the previous approval for footprint 1050 sf and floor area of 1950 sf.
The garage location will be 40 ft from the front property line versus 39 ft and then 42 ft from the wetland
which was approved in 2023, then 180 ft from the lake (5 ft closer than 2023 approval). The project also
modifies the main house configuration for a home with a footprint of 3,388 sf previous approval of 3,190
sf. The site work proposed includes a reduction in hard surfacing for the site - increasing to 85.46%
permeable from 85.39% (from the 2023 approval). Area Variance for setback to wetland.
