These updates are necessary due to the clarification in allowed credit for the use of permeable paving on the property. Our original calculations had utilized 35% credit for the permeable paving and 75% credit for the grass grid that is used between the dock and the home. Based on the clarification provided by your office that the permeable paving is allowed to use 50% credit for the permeable pavement and 100% credit for the grass grid system our lot coverage for the new residential lot at 96 Hall Road will be further decreased as follows; • Previous lot coverage calculations for permeable paving was 2,894 SF of new permeable paving at 35% credit or 1,881 SF. • With the clarification that permeable paving is allowed 50% credit the 2,894 SF of permeable paving is reduced to 1,447 SF. • Previous lot coverage calculations for grass grid area was 510 SF of grass grid at 75% credit or 383SF. With the clarification that the grass grid is considered 100% permeable this number reduces to 0 SF lot coverage. For this property our site development data sheet has been further revised to reflect these numbers and our lot coverage is therefore reduced from the previous 25.36% down to 21.02% which is within the allowed 25% total for lot coverage. For the property at 94 Hall Road we similarly had used a 35% credit for the installation of permeable pavement on the easement access drive for the adjoining properties as well as the driveway and parking areas for the proposed model home. Based on the clarification provided by your office that the permeable paving is allowed to use 50% credit for the permeable pavement our lot coverage for the new residential lot at 94 Hall Road will be further decreased as follows; Y:\Patten Development\96 Hall Road\Paperwork\Memo - 13 July 2024 - Hard surface recalculation.doc 2 • Previous lot coverage calculations for permeable paving was 3,995 SF of paving at 35% credit or 2,597 SF. • With the clarification that permeable paving is allowed 50% credit the 3,995 SF of permeable paving is reduced to 1,998 SF. For this property our site development data sheet has been further revised to reflect these numbers and our lot coverage is therefore reduced from the previous 24.54% down to 20.39% which again within the allowed 25% total for lot coverage. With these reductions the variance required for lot coverage for both lots will not be necessary as we are now within the allowed 25% lot coverage. I hope this clarifies the lot coverage issue and I thank you and Craig for the clarification on the allowable reductions for both permeable paving and the grass grid reinforcing material.
