FOUNDATION NOTES
Bear footings on firm undisturbed soil. Foundations have been designed for a presumptive soil
bearing pressure of 2000 psf in accordance with Section 401.4.1 of the 2002 Residential
Building Code of New York State. If soils encountered ore expansive, compressible, shifting, or
have other unknown characteristics, soil testing shall be performed to verify soil properties and
the design presumptive bearing pressure.
Minimum depth of exterior footings for frost protection is 4 feet below finished grade.
Lap footing reinforcement 2 feet at splices. Provide corner bars in footings, the some size and
number as continuous reinforcement, lopped 2 feet with main reinforcement.
Cast stepped footings monolithically. Refer to Drawings for Typical Stepped Footing Detail. See
foundation plan for approximate step locations.
Excavations shall be laid back to prevent sloughing in of sides. Maintain sides and slopes of
excavations in stable condition until completion of 6ockfilling. Foundation excavations shall be
hand trimmed to remove loose material or ridges left by equipment.
Bockfill foundation walls with sand and grovel which are sound, durable, and free of
organic or other deleterious materials. Install bockfill evenly on both sides of walls where
necessary to prevent displacement of construction. Bockfill shall not be placed against basement
walls until the walls have sufficient strength and hove been anchored to the floor above.
Finished grade at perimeter of foundation shall be sloped to drain surface water away from
building. The grade away from foundotio-i walls shall fall a minimum of 6 inches within first 10 feet.
Place interior bockfill and slob subbase material in layers not more than 18 inches in loose
depth and compact to 95 percent of maximum density.
Perimeter foundation drains shall be installed around walls that retain earth and enclose habitable
or usable spaces below grade. Install perforated HDPE pipe with crushed rock wrapped in filter fabric
at or below the area to be protected and discharge by gravity or mechanical means into on
approved drainage system.
Concrete foundation walls shall be dompproofed with a bituminous coating, 3 pounds per square yard
of acrylic modified cement, or any other permitted waterproofing moterial, prior to bockfilling.
WOOD FRAMING NOTES
Nailing not indicated on Drawings shall be in accordance with Table 2304.9.1 contained in the
2002 Building Code of New York State.
Anchor sill plate of exterior walls to foundation walls with 1/2—inch anchor bolts 12 inches
maximum from each end and 6 feet moximum on center in between. (Minimum of two anchor
bolts in each sill piece.) Embed anchor bolts o minimum of 8 inches in concrete foundation
walls.
Install blocking in a continuous horizontal row at mid —height of interior stud bearing walls.
Use pressure —treated wood for all timber elements exposed to weather or in contact with soil,
water, or concrete.
Install built—up stud columns at each end of all headers or beams. For walls parallel with headers,
columns shall be a minimum of 1 jack stud and 1 king stud, unless noted otherwise. At locations
where walls ore perpendicular to headers, install 1 king stud on each side of header and jack studs
below as required to match header width.
MATERIAL PROPERTIES
Concrete: Footings, foundation walls, and interior slobs on grade shall hove a minimum
compressive strength f'c at 28 days of 3000 psi. Exterior slobs on grade and garage slobs
shall hove a minimum compressive strength f'c at 28 days of 3500 psi.
Concrete shall hove a maximum woter/cement ratio of 0.55, a maximum 5 inch slump, and
shall have 5 to 7 percent entrained air (ASTM C 260) at exterior exposed locations.

Wood Framing: No. 2 or better, Spruce —Pine —Fir (SPF).
Subflooring: APA Rated Sheothing.
Exposure Durability Classification: Exposure 1.
Span Rating: 48/24 (23/32—inch minimum thickness).
Roof Sheathing: APA Rated Sheathing.
Exposure Durability Classification: Exposure 1.
