Dear Laura and Zoning Board,
Thank you for the opportunity to submit our proposal for additions to the
home at the above-referenced location.
We are requesting an Area Variance to proceed with the project. The front
setback requirement was designated in the year 1967 when the Northwest
Village Subdivision Phase 2 was approved. Stephen and Ivette Metivier have
fallen in love with this property and are hoping to make this location their
last home. Due to the preexisting conditions, the home is directionally
confined. The existing floor plan of the house separates the public and
private areas of the home (public meaning living room/entertaining spaces,
private meaning bedrooms). The front setback limits the opportunity to
expand their "public" space.
There are many other reasons to improve the home. The house was built in
the early 1980s without a functional foundation drain. For 30 years water
from West Mountain has saturated the west side of the foundation. The
addition/renovation will allow us to install a new perimeter drain around the
entire house, channeling ground and surface water to appropriate
distribution centers. In addition, water from the roofs will be collected in

' gutters and emptied into specific rainwater capturing cisterns to be used for
irrigation. The additions and renovations we would like to make to this home
will not only provide the owners the space required to fully enjoy their home
but also to repair the existing issues, drastically extending the lifespan of the
building.
The Proposed Garage Addition will not increase the disturbed or decrease the
permeable area of the property, as it will be built directly above the existing
driveway. The existing garage lacks insulation and is cause for inefficient
energy bills due to the living space above. The new addition will allow us to
complete a deep energy retrofit, increasing the overall efficiency of the home
while providing a new front elevation that mimics the natural beauty of the
surrounding woods. The existing T1-11 siding is outdated and will be
replaced with new, more durable (and more aesthetically pleasing) wood
grain fiber cement board.

Dear Zoning Board Officials,
I am submitting to you an area variance application on behalf of Stephen Metivier.We are working
on an addition/renovation to Stephen's existing single family residence at 125 Northwest Rd.We
are requesting relief from minimum front yard setback requirement for the Planning Board
approved subdivision Northwest Village Phase 2 approved in the year 1967 with R2 zoning
designation.
The existing house offers a preexisting condition which divides the public and private areas of the
house.The Metiviers wish to make this their final residence and have fallen in love with their
location over the last 10 years. They are hoping to expand the public sector of the house (towards
the road) so they may be able to modify their home into their dream home.
The house,built in 1980, is in need of an energy efficiency upgrade and renovations and
rehabilitation of the building are also necessary to maintain the longevity of the home. By adding
the addition towards the front of the lot,we are able to improve some major problem areas in the
house, enhance the efficiency (currently uninsulated garage with living area above) and increase
the curb appeal without having an adverse effect or impact on the neighborhood or the
environment.

4.) OTHER PERMIT RESPONSIBILITIES: Other permits may be required for construction or alteration activity subsequent to approval
by the Zoning Board or Planning Board. It is the applicant's responsibility to obtain any additional permits.
5.) OFFICIAL MEETING MINUTES DISCLOSURE: It Is the practice of the Community Development Department to have a designated
stenographer tape record the proceedings of meetings resulting from application, and minutes transcribed from those tapes constitutes
the official record of all proceedings.
6.) AGREEMENT TO PROVIDE DOCUMENTATION REQUIRED: I, the undersigned, have thoroughly read and understand the
instructions for submission and agree to the submission requirements, I acknowledge no construction activities shall be commenced
prior to issuance of a valid permit. I certify that the application, plans and supporting materials are a true and complete

of record, to the extent they are presently in force and effect,
