I have reviewed your proposal and find that an Area Variance and Subdivision approval are necessary in order for you to proceed with your project. Specifically, the proposed subdivision calls for the creation of lots with less than the minimum area of 2 acres as required within the Moderate Density Residential; (MDR) district so, density and lot size relief are necessary.
