Site and exterior building modifications are also proposed. Staff Comments The applicant proposes to utilize an existing building to operate a Day Spa and treatment Facility. The building is 3,458 sq. ft. and is located on Route 9. The site will be altered so there will be new parking to the rear of the building, the north side parking to remain and the south side parking will include two handicap spaces. The new façade will alter the front roof line with a Flat Face rectangle appearance. The colors of the alterations should be clarified. The building entrance will be at the south corner with the new shade structure entryway. Clients may utilize the parking to the rear of the building and then use the side walk to get to the building entrance. The plans also show an area at the rear of the building to be designed as an enclosed serenity garden. The applicant has indicated the garden will be built in the future. The access to the garden should be clarified it would appear that the only way to use the garden area is from the main building —meaning no exterior access into the garden. The garden enclosure is to be a wooden fence -elevations should be provided. The applicant has proposed to remove the sidewalk area at the front of the building and place junipers that will be partially under the new façade. The applicant has indicated there will be an upgrade to the landscaping around the sign pole with annuals. There are two flowering crab apple trees proposed at the rear of the building at either side of the proposed serenity garden. The applicant has indicated there are no changes proposed to the three existing light poles, there are to be two new 12 ft. poles with 1 ft. concrete base at the rear parking. In addition there is to be new recessed lighting (7) to be installed for the façade area then new wall fixtures 5 of them. The wall fixtures should be updated to be true cutoff fixtures—currently there is an exposed bulb. SUMMARY The PB is to provide a recommendation to the ZBA in regards to the applicants request for setback relief for upgrade to the façade and adding a new entry way shade structure to the front of the building.
