Dear Mrs. Hogan:
I am writing you in response to my review of your proposal for the construction of a new Sundeck
and to document our conversations regarding the same.
I have reviewed your plans and find that the project will require Area Variance relief from our
Zoning Board of Appeals as well as Site Plan Review from our Planning Board. Specifically, an
Area Variance is necessary for the construction of the Sundeck as the proposed structure does not
meet the minimum side setback requirements. Site Plan Review is required for all
boathouse/sundeck projects.
I understand that you and your agent; Michael J. O'Connor have prepared the necessary
application materials and submitted the same. As such, this letter serves as the necessary denial
for the processing of your application. Should you have any questions or comments regarding
