Parcel #308.10-1-65 is a 22.88 acre parcel adjacent to the Herald Square subdivision. It is not a currently
approved building lot, but its size is sufficient for 1 single family residence. Enclosed is a draft survey of
this parcel which preliminarily defines the boundaries of the proposed structure, septic and driveway. All
can be positioned while maintaining the required setbacks to existing property boundaries and the DEC
wetland.
The survey is presented in draft form, as with the current snowpack, accurate representation of the
boundaries will be declined upon the feedback that is presented during the zoning and planning board
meetings.
This parcel has been on the county distressed property list for years and no taxes have been collected on
this property. It is understood this parcel was offered to the Town of Queensbury, but the Town board did
not accept this offer. It was recently offered at auction, and I currently have the highest bid for this
property. I have made a commitment to the county to close on this property once this lot is confirmed as a
buildable lot.
If planning and zoning board approvals can be obtained, this will return the parcel to the current tax role,
providing income to the Town, county and Queensbury school district.
There appears to be minor encroachments on this property by the neighboring properties. It is expected
that none are significant, and strong consideration will be given to creating property line adjustments if at all
possible.
