County Clerk s Office on May 1 1995 m Book 945 of Deeds at Page 268
TOGETHER with the appurtenances and all the estate and nghts of the Party of the First
Part in and to said premises
TO HAVE AND TO HOLD the premises herein granted unto the Parties of the Second
Part their heirs and assigns forever
AND the Party of the First Part covenants as follows
FIRST that the Parties of the Second Part shall quietly enjoy the said premises
SECOND that the Party of the First Part will forever WARRANT the title to said
premises
THIRD,that the Party of the First Part in compliance with Section 13 of the Lien Law
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the

ALL THAT CERTAIN PARCEL OF LAND SITUATE in the Town of
Queensbury Warren County New York Iocated on the Southwesterly side of Coolidge Avenue
in said Town and which parcel is bordered and described as follows BEGINNING at an iron
rod located I foot Northerly of the intersection of the Southerly line of Coolidge Avenue with
the Westerly line of Broad Acres Road thence South 29° 07 East, a distance of 1 00 feet to
an iron pipe marking the said road line intersection running thence the following three courses
and distances along the Southwesterly line of Coolidge Avenue viz 1 South 29° 07 East,
for a distance of 223 98 feet 2 South 56°30 East, for a distance of 162 04 feet and 3 South
83°47 East, for a distance of 80 63 feet to an iron marker at the Northeasterly corner of those
premises conveyed by Vicary G Clark to Kenneth C and Carole B Hopper by Deed dated
January 3 1977 and recorded in Book 602 of Deeds at Page 630 Thence South 06°03 West
along the Easterly line of said last mentioned premises and along a line which is parallel to and

1983 and recorded in Book 655 of Deeds at Page 470 Thence continuing South 06°03 West
through the said lands conveyed by Kreiser to Hopper for a distance of 110 00 feet to an Iron
rod thence North 84° 59 West, continuing through said last mentioned premises a distance
of 215 94 feet to the Westerly line of said last mentioned premises and which Westerly line
is also the Easterly line of those premises conveyed by Carl J Kreiser to Kenneth C and
Carole B Hopper by Deed dated September 25 1975 and recorded in Book 591 of Deeds at
Page 411 thence continuing North 84° 59 West and running through said last mentioned
premises a distance of 513 41 feet to an iron rod thence North 07° 00 East, continuing
through said last mentioned premises a distance of 455 feet to an iron pipe marking the
Southeasterly corner of lands of Kathleen Vittengl and the Southwesterly corner of lands of
Michael S and Carmen Della Bella Thence South 89° 18 East and along a line which is
parallel to and 1 foot distant Northerly from a chain link fence and along the Southerly line
of said lands of Della Bella and lands of William A and Barbara W Parks for a distance of
218 46 feet to an angle point in the Southerly line of said lands conveyed to Parks thence
