Requested Action:
Planning Board review and approval to place a 20 ft. x 20 ft. canopy structure on an existing lot for a seasonal
produce stand.

Prosect Description:
Applicant proposes to place a 20 ft. x 20 ft. canopy structure on an existing lot for a produce stand. The stand
we operated seasonally for 10 years per agreement. Site also contains a restaurant.
Staff Comments
Applicant proposes a Farm Produce Stand with a 20' x 20' canopy. Seasonal Produce Stands in an NC-10 zone
require Planning Board review and approval. According to the applicant's narrative, the stand is proposed to be
operational starting June 24th through October 15 '.
The applicant has indicated that the operations will run yearly for ten year period -2016-2025. The hours of
operation are typically 7 days a week from 10 am till 6pm. The canopy will be kept in place during the
operations from June to October with produce to be stored at the end of each day or restocked the next day as
needed. The applicant has explained that by mid-august the number of customers drops significantly. The tent
arrangement includes 3-4 tables at 4 ft x8 ft to display produce.
The site arrangement shows the produce stand at the east side of the building. The location allows for
customers to utilize parking in front of the stand and allows customers of the restaurant to use the remaining
parking. They applicant has shown on the plan the three access points to the site
The applicant has proposed no changes to the site and the plans show the location of the canopy with photos of
a typical setup.
SUMMARY
The applicant has completed a site plan application for the use of a portion of property to operate a 20x20
produce stand. The board may consider the ten year term for this proposal to be consistent with the applicant's
agreement with the Adirondack Bar and Grill.
