Requested Action:
Site plan review for the alteration to an existing home in the RRSA zone in a critical environmental area(CEA)
Section 179-13-010 expansion of a nonconforming structure in a CEA requires Planning Board review and
approval.

Prosect Description
Applicant proposes to alter existing home with new porches—front at 230 sq. ft. and rear porch at 224 sq. ft.
Project includes alteration to the roofline for a portion of the home to create a 23'11"height. Also a new
balcony on the rear portion of the home.
Staff Comments
Location-The applicant's home is located at 2380 Ridge Road and on a 100X150 parcel in the Rural Residential
5 acre zone.
Arrangement-The porch additions occur on the front of the house and the rear of the house. A balcony is also
proposed at the rear of the home for the second floor room. The alterations include raising the roof line for a
only portion of the home.
Site conditions-There are no other changes to the site proposed.
Elevations —The elevations show each side of the home and the new construction to occur
Floor plans —The plans shows three bedrooms in the upstairs and access to the balcony.
The applicant has identified the following items not associated with the project as proposed this includes f.

Nature of the Variance
Granted 3/16/2016..The applicant requests relief for setback relief. Front Porch proposed front 37.4 ft where
100 ft setback is required. Front Porch proposed side 27. 6 ft south side and 47.2 ft on the north side where 75
ft setback is required. Rear Porch proposed rear 47.6 ft where a 100 ft setback is required. Rear Porch
proposed side 31.9 ft south side and 53.1 ft on the north side where a 75 ft setback is required. House proposed
side 27.6 ft and 26.3 ft south,proposed side 53.1 ft north where 75 ft setback is required.
Summary
The applicant has completed a site plan application for the alteration to an existing home. The board may
consider the waivers requested.
