Site Plan Review and decision Prosect Description: Applicant proposes to develop an existing vacant site with an 8,400 sq. ft. commercial building with associated parking and infrastructure. Commercial building for rock sport climbing, yoga, indoor recreation usage. Project includes installation of an on-site septic system. Staff Comments • Location-The applicant proposes to develop lot 2 of the Carey Industrial park • Arrangement- The applicant propose to utilize a portion of a 2.44 acre parcel for site development close to Carey Road. • Site Design- The plans show parking to be on the east and south side of the building. The plans also include a pedestrian pathway from Carey Road to the building. • Building—The plans shows a portion of the building at 55 ft+/- and a smaller portion to be 23 ft in height. The taller portion of the building interior will be utilized for rock climbing features that will cover the walls and portions of the ceiling. The applicant proposes an interior mezzanine area can for observation. The lower building area will be arranged for office, yoga room, recreation room, storage etc. • Signage-The applicant has not provided signage for either the wall or free standing and will do so at a later time. The board may consider including language that the signed be compliant. • Site conditions-The current site is wooded and almost acre will be cleared for site development. • Traffic- The applicant proposes to install 40 parking spaces, bicycle racks and a pathway from Carey Road to the building. • Site layout and utility plan. The applicant proposes municipal water connection, on-site septic system. • Grading and drainage plan/ Sediment and erosion control—The applicant proposes clearing and minor grading on the site. The plans show infiltration trenches in areas along the building and driveway. • Landscape plan- The applicant proposes to maintain the existing wooded area around the building no new plantings are proposed on the site. • Site lighting plan—The applicant proposes 3 pole lights they are 20 ft from bottom to the top of the light fixture. Ten wall lights are also proposed at the access points of the building. Both fixture cut off fixtures were included in the review submission. • Elevations- The building elevations show a metal building with a color scheme brownstone and slate gray. • Floor plans —The floor plans show the arrangement of the interior space where a majority of the space is set up for the rocking climbing area. Summary The applicant has completed a site plan application for the development of an existing vacant parcel with a new 8,400 sq ft building for a rock climbing facility.
