A proposed produce stand lies in the Neighborhood Commercial zone In which the Adirondack pear and Grill is Located in and is a permitted use subject to Site Plain Review. Produce stands are consistent with the vision,goals and policies in the Town's Comprehensive Plain in that they are permitted uses irn more of the town's zones Incl udin ommerclaI Moderate, Commercial Intensive, arnd recreation Commercial. As,far as safe ingress and egress are concerned from State Route 149 where the vast majority of uaur customers wail I drive into and out of the existi ng north facing parking lot there are twur r very wide curb cuts. One curb cut Is 109 feet wide and the anther is 77 fain wide.'We believe the wide curb cuts will facilitate safer Irnp,ress and egress to the property„There is a 4 way stop light at the intersections of State Route 149.and (Route 9L which will slow traffic and facilitate safe ingress and legress.The parking lot is primarily gravel and there are no deliirneated parking spaces.There is also a 4 foot wide curb cunt an the west facing parking lot.While the wast majority of our customers will enter and exit canto State Route 149 we wilI also get customers from,this west facing parking last that are patrons of the bar and grill. They w ill simply walk over to the produce stand and then walk,back to their cars in the more distant parking lot.The level property provides safe pied striae ,passage across the property and around the existing bulldlrtg to the produce stand-There are no existing,walkways on the property itself arnd no side aal s along either State Route 149 or 9L. it is highly unlike ly that any pedestriains,wrwrlll cii over these roadways on,foot to access the produce stand.. far as adequate parking is concerned there is more than ample parking for our business' 6 to g stationary customers'vehicles as well as 2 or 3 additional vehicles entering or leaving the property along State Route 1449 during any given 1S minute uute peak business Interval which tends to be Fridays, Saturdays, Sundays and Mondays commencing several days before the 0 of July through about August 15"5 from 11AM to 4P"M After August 15cuustorner count and vehicle count drop precipitously to approximately half of what it was during our busiest 7 week period In July and August. l don't believe there will be marry cars entering or leaving the west facing parking lot alo n;p;9L with the sole purpose of buying produce. As far as the gable coiu nt or seating capacity of the bar and the restaurant goes I ccunted tables and bar stools and estimated the number of employees to be 1 . The bar had 22 bar stooks and two tables of seats each.That equates to 7 parking spaces based upon.ones car for eve ry 4 seat;s. The restaurant area had 3 tables of 2 seats, 14 tablies of 4 seats, 2 tables of 5 seats, 1 table of 6 seats and 1'ta'ble of 8 seats. The seating capacity of 76 seats at one car per 4seats equals 19 parking places,.The expanded deck accommodates 6 seats which equates to 14 parking places, The ernpiloyee and seating capacity all together equates to 46 parkihi; places. Add,In,the 8 parking spaces required for the produce stand) adds up to a total)of 54 spaces.,icy plot plan shows 57 parking spaces.So there is sufficient parking by a margin,of 3. During that busy 7 week period on Fridays,Saturdays,Sundays,and Mondays we anticipate aippro; imnately 100 to 120 customers vehicles entering and:exiting the Adirondack Bar and Gri,11, property from State route 149 dally.Theonly exception would) be the 0 of July weekend when that count could go up to 1417 to 160 vehicles. We do use yard signs to adertiise'to the passing pu b,fic�s vehicles,what produce items(usually 3 or 4 different items) are in season, We have different vegetables, fruit or berries that arrive daily when in season.We place the yard signs alongside the roaudw ay so as not to get run over by motor vehicles.The signs measure about 18,inches by 24 inchesand are supported by a metal H frame rising approximately 30 inches to the top of the suns, They are professionally done by either Mike Baird signs or West signs, are double faced mostly lettered In red vinyl on white plastic durable corrugated material. We propose to erect a canopy having,a foot print of 20 feet,by 20 feet.The canopy itself will be either white or dark green as shown in the picture accompanying this application.This its not a term, as there are no sidie panels, it;is not enclosed.The canopy Is,supported)by a heavy duty frame made out of galvanised steel pipe construction.The frame is anchored to the ground by four SS,gallon polyvinyl carboys filled with ww whey.
