Whether an undesirable change will be produced in the character of the neighborhood or a detriment to nearby property will be created by the granting of this sign variance? The proposed sign location is positioned in front of the proposed buildings to notify the pedestrians and motorists along Main Street of the useslbusinesses on the site. The proposed sign variance is relatively insignificant and it is consistent with the general sign locations in the area.As a result the variance will not produce an undesirable change in the character of the neighborhood or a detriment to the nearby properties. 2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to pursue, other than a sign variance? The required building set backs for the property are relatively shallow.The placement of the sign in strict compliance with the code would place the proposed sign location behind the front plane of the buildings and out of sight of pedestrians and motorists traveling along Main Street.This lack of identification would not be desirable for the project tenants or the growth and stainability of the commer6al corridor. 3. Whether the requested sign variance is substantial? The requested variance wilt have minimal impact on the surrounding properties and Wdl allow for the sign to be visible to pedestrians and motorists traveling along Main Street. 4.
