Each cabin is to be 30' x 30' with a deck of 6' x 30'. In addition, a 30' x 20' shed is proposed and site work for installation of buildings proposed. Resolutions 1. SEQR 2. PB decision Prosect Description Applicant proposes to install four new cabins and a storage shed. Each cabin is to be 30' x 30' with a deck of 6' x 30'. In addition, a 30' x 20' shed is proposed and site work for installation of buildings proposed. Applicant has also completed filling and clearing prior to approvals. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new construction shall be subject to Planning Board review and approval. The project site is currently part of an ongoing enforcement action for starting site work without necessary approvals. Staff Comments Location-The project site is located on the east side of Route 9 past the outlets going north. Arrangement- The project includes the construction of 4 new cabins and will maintain the existing 2 story 8 unit apartment building, 12 cabins (9 single bedrooms and 3 2-bedrooms), a house with an office building, and a single story motel building (3 units). Site Design- The new cabins are located on the north side of the property and will be 900 sqft with a 180 sqft porch. The new cabins will utilize the one way access travel lane for the existing cabins on the northside of the property. Signage and lighting no changes to the existing site lighting or signage is proposed Site conditions-The area of the new cabins, septic area and stormwater are part of a clearing activity that was identified by Code Compliance for work without approvals. The plans show the total fill on the site is 995 cubic yards where 437 cy are from offsite and the remaining is from onsite. The applicant has applied for site plan review for the project area to be developed as part court discussion. Traffic/Parking- The applicant has four curb cut access points on the site. The site plan shows the existing parking to be 29 spaces and to be increased to 37 parking spaces. Grading and drainage plan Sediment and erosion control-The applicant has submitted a stormwater management plan that indicates the disturbance on the site is 0.94 acres. An Infiltration basin and grass swales are proposed to accommodate runoff for the project area. Silt fencing will be installed for the sediment and erosion control. The plans include installation of a retaining wall at 24 inches in two locations near to units E, F, G, H and near the proposed septic system. Landscape plan no additional landscaping is proposed. Building Elevations —The plans show the cabin elevations and for the height to be 16 ft 10 +/-in. Floor plans—The floor plans show the arrangement of the two beds, bath and access door. No waivers were requested. Summary The applicant has completed a site plan application for the site preparation and construction of 4 new cabins and a storage shed for the King Hendrick Motel.
