Thank you for the submission of your "Preliminary Design Drawings". Below are Landlord comments on your submission. Please note that these are designated "Resubmit Finals for Review and Approval ". Please do not hesitate to contact me or my staff with respect to any questions or concerns regarding the corrections or the comments contained within this letter. Regarding your Preliminary Design Drawing submission, Landlord requires the following modifications: General • Architect shall review and incorporate the requirements of the Tenant Design Handbook and Exhibit D of the Lease into the drawings.Work shall comply with the requirements of the Lease as defined in Exhibits B and C. • All responsibility of work shall be as outlined in the Lease agreement between the Tenant and the Landlord. The Lease prevails over all other documents. • Revisions made per Landlord, Third-Party, or City comments shall be resubmitted per Final Submission requirements As-built drawings will be required at the completion of construction per the Lease, (1) PDF set and (1)AutoCAD set shall be provided to the Landlord as part of the close-out document package. • A current copy of the Center's Contractor's Manual shall be provided to all bidders and provided to all Contractors working at the Center. Tenant 1 Architect shall verify the current version of the Handbook with the Landlord at the time of bidding and GC award. • Barricade must meet Landlord's requirements as outlined in the Contractor's Manual. Full barricade graphics shall cover the entire surface area of the barricade, and shall be installed at the same time the barricade is installed. (Please coordinate ahead of time, as timing is critical.) Provide graphics to Landlord prior to installation • Note mall Required Contractors. Contact information is attached. The city will make the determination and Landlord will follow the direction of the city. • Ensure a portion of the cash wrap/counter is ADA accessible • Sign with Tenant name and space number shall be mounted on the rear egress door in mall back corridor • All finish materials must meet state building code smoke and flame spread criteria • All concealed blocking and plywood shall be fire retardant treated. • All flooring transitions to be smooth, provide transition details for all material changes • Submit a material sample board with all finishes keyed to the plans for Landlord review and approval • Partitions separating stock rooms greater than 100 SF shall be full height with gwb to deck, city will determine if existing walls need to go to the deck(if they do not already). A-4 • All rods/cables in the display area shall be painted to match the tenant's soffit color,or existing metal deck,whichever serves as a backdrop for the element. • All wires and conduits shall be run neatly, tight to structure wherever possible,and orthogonally for neatest configuration. • Electrical wiring/cords for track lighting in display area shall be straight,minimized in size as much as possible, run up straight along suspension rod/cable, and painted to match the backdrop(soffit or deck). • Final location and quantity of emergency lights and/or exit signs shall be at the discretion of the AHJ during construction,and may result in additional fixtures. GC shall provide any additional fixtures and perform any modifications as required by the AHJ. • Tenants are prohibited from allowing music or other sounds to emanate from their space into the common area or adjacent tenants. Speakers or other sound-generating devices shall not be located within one(1)foot of the lease line(at the storefront and demise walls), and shall be directed inwardly, not out toward the common area. A=5 • All storefront materials must meet code required smoke and flame spread requirements • Metal Panels-Ensure edges/seams/corners are neat and clean. No visible seams between the panels. • Landlord will be concerned with clean material transitions at the storefront. • Submit separate sign shop drawings for review and approval • Provide pre-opening graphic for Landlord review prior to production and installation. M-1 • HVAC controls shall be connected through Mall BMS(Building Management System). • Coordinate any roof work with Landlord. GCs must utilize Landlord's required roofing contractor. E-1 • All lighting,(including signs but excluding night/emergency lighting)shall be connected to Landlord's BMS(Building Management System). • Main electrical transformer must be hung from the structure above(suspended)or mounted on an elevated platform. Floor mounted transformers not allowed permitted • All fluorescent lighting must be 277 volt. • Per the Lease,Tenant may opt to install an electrical checkmeter to determine usage.
