Barthold(Tax map 239.18-1-21), consisting of 2.63 acres contains(See fig. 1)contains the small barn, shown in figure 2. The barn is located in a wooded area more than 140 feet from a public road(Lockhardt Loop)and more than 120 feet from other property boundaries. It is approximately 25' x 27' in area and consists of two floors,the upper floor limited in useful area by a sloping roof. Sewage from the Barthold house,roughly 60 feet downhill from the barn,is fed into two 1,000 gallon septic tanks at the lower level and pumped from there to another 1,000 gallon septic tank roughly 30 feet behind the barn. The latter tank then feeds into a drain field in close proximity to the barn and consisting of six laterals of 60 feet each. The upper septic tank was provided with a port for a future bathroom in the barn. That bathroom has never been installed. An engineer's drawing states that the existing septic system was dimensioned to serve 5 bedrooms and three baths plus one future bath using standard fixtures. 1 The house has only three bedrooms and three baths,two of which have water,conserving fixtures. Thus the system has the capacity to support at least two additional bedrooms and one additional bath...more if additional water-conserving fixtures are installed. Figure 2 shows existing use of area 1 on the barn's first floor—largely a shop supporting a woodworking hobby. Areas 2, 3,and 4 of the first floor serve as storage. Since the shop is often used in the winter,a propane wall fiimace heats the first floor. An open stairway connects first and second floors. Present use of the second floor is shown in fig. 3.Area 5 is sometimes used as a recreation room while area 6 is used for long-term storage. 2. Proposed modification Figure 4 shows modification proposed for the first floor. Areas 2 and 4 would be used for living,storage,TV, partial office,and games, etc. No provisions for cooking will be installed. Area 3 would be converted to a full bath.A deck would extend from area 4,the ground in that area being well below floor level and very uneven. Water from the house system below is already connected to the barn and would be used for the toilet,bath,and sink. Figure 5 shows that the recreation room on floor 2(area 5)would be converted to a bedroom. Modifications on that floor would include replacement of two small windows with larger.. No trees will be cleared other than for drain field maintenance. The above modifications would provide the owners with simple and limited living accommodations on the easily accessible upper level of the property 3.
