NYInfraredScan.com was retained by Larry Clute to conduct a mold assessment quote to remedy
items identified during our inspection and also to offer preventative and corrective
recommendations.
1.1 Purpose
The purpose of the mold assessment was to determine the presence and extent of microbial growth,
any unusual moisture conditions in the building, and to provide detail for remediation and
preventative actions in accordance with industry standards as identified in section 5 of this report.

4.0a. General Recommendations for mold remediation work to be accomplished
If applying final coatings to mold affected services only EPA approved Mold Block
products will be accepted. Use of over the counter ‘primers’ are not accepted
‘mold blocks.’ Safety Data Sheets may be requested.
EPA registered mold primers are not an endorsement for mold blocks. We do not
recommend painting over mold because total removal cannot be accurately assured. It is
ultimately up to the integrity of the remediation company to be compliant with
accepted abatement protocol. Humidity levels above 60% will result in mold reoccurrence
or growth in other untreated areas.
Mold assessor is to clear that all mold is remediated prior to any application of tinted or
colored mold block.
Mold clearance is limited to mold remediation and ancillary services to include ridge vents,
bath fans, etc.
No remediation needed. No mold found.
4.1 Preventive Measures
As stated by the ACGIH, “any remediation plan attempt that does not include long-term plans to
maintain systems and prevent recurrence is short-sighted and destined to fail. There is no one-time,
complete “cure’ to microbial contamination within structures. Rather, continued oversight and
attention to conditions that may allow microbial growth must become an integral part of the control
plan.” Once remediation efforts have been conducted, three basic strategies should be implemented:
(a) routine surveillance inspections and prompt response to problems, (b) adequate preventative
maintenance of the building structure, as well as, HVAC and plumbing systems, and (c) adequate
housekeeping including an emphasis on proper and routine cleaning.
The EPA recommends that the Relative Humidity (RH) levels in the living spaces are maintained
between 30% - 50%. Relative Humidity levels that exceed 50% can influence dormant mold to grow
or may promote favorable conditions for new mold growth. It is further recommended that RH
levels do not go below 30% as that may cause an uncomfortable living environment.
Indoor temperatures also are a factor that is considered for mold growth. When temperatures
exceed 85° F or 29.5° C mold can start to flourish. Mold growth is slower at colder temperatures
and at 32° F or 0° C mold colonies will go dormant. If temperatures and RH are not controlled, dew
points (condensation) can be reached. This will allow moisture to be present on or under surfaces
which can cause the start of mold. For example if an indoor temperature in a room is 80° F, the RH
is 75% and the outdoor temperature is 45° F, the exterior walls may achieve dew point and start to
sweat. This example can also be reversed. If the outdoor temperature is 90° F, the RH is 70% and
the indoor temperature is 60° F, the same occurrence can happen. It is recommended as a guideline
by American Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) that

indoor temperatures in the winter months are maintained between 68° F -75° F (20° C - 24° C).
During the summer months it is recommended as a guideline that indoor temperatures are
maintained between 73° F - 79° F (23° C - 26° C).
It is important to note that the cause of any mold growth needs to be identified, corrected and the
mold/mold contaminated materials be appropriately cleaned or removed. IICRC S520 Standard and
Reference Guide for Professional Mold Remediation states the use of detergents, antimicrobials,
Ozone, heat treatment or other biological controls used in killing mold as a stand-alone method, has
not been shown to eliminate the contaminants nor their potential allergenic or toxigenic properties.

5.1 Limitations
The visual inspection is limited to readily accessible areas only. We do not remove floor and wall coverings or move
furniture, open walls or perform any type of destructive inspection, unless the client has signed a waiver. Certain
structural areas are considered inaccessible and impractical to inspect including but not limited to: the interiors of walls
and inaccessible areas below; areas beneath wood floors over concrete; areas concealed by floor coverings; and areas to
which there is no access without defacing or tearing out lumber, masonry, roofing or finished workmanship; structures;
portions of the attic concealed or made inaccessible by insulation, belongings, equipment or ducting; portions of the attic
or roof cavity concealed due to inadequate crawl space; areas of the attic or crawl space made inaccessible due to
construction; interiors of enclosed boxed eaves; portions of the sub area concealed or made inaccessible by ducting or
insulation; enclosed bay windows; portions of the interior made inaccessible by furnishings; areas where locks prevented
access; areas concealed by appliances; areas concealed by stored materials; and areas concealed by heavy vegetation.
Note: there is no economically practical method to make these areas accessible. However, they may be subject to
attack by microbial organisms. No opinion is rendered concerning the conditions in these aforementioned or other
inaccessible areas. Our findings and conclusions must be considered probabilities based upon professional judgment
concerning the significance of the limited data gathered during the course of the investigation. You understand and
agree that any claim(s) or complaint(s) arising out of or related to any alleged act or omission in connection with the
inspection shall be reported to us, in writing, within ten (10) business days of discovery. Unless there is an emergency
condition, you agree to allow us a reasonable period of time to investigate the claim(s) or complaint(s) by, among other
things, re-inspection before you, or anyone acting on your behalf, repairs, replaces, alters or modifies the system or
component that is the subject matter of the claim. You understand and agree that any failure to timely notify us and
allow adequate time to investigate as stated shall constitute a complete bar and waiver of any and all claims you may
have against us related to the alleged act or omission unless otherwise prohibited by law. Any dispute arising from the
Inspection and/or Report (unless based on payment of fee) shall be resolved by binding, non-appealable arbitration
conducted in accordance with the rules of the American Arbitration Association, except that the parties shall mutually
agree upon an Arbitrator who is familiar with the home inspection industry. Any legal action arising from the
Inspection and/or Report, including (but not limited to) the arbitration proceeding, must be commenced within one (1)
year from the date of the Report. Failure to bring such an action within this time period shall be a complete bar to any
such action and a full and complete waiver of any rights or claims based thereon. This time limitation period may be
shorter than provided by state law. It is understood and agreed that we and the lab are not insurers and, that the
inspection and report to be provided under this indemnification shall not be construed as a guarantee or warranty of the
adequacy, performance or condition of any structure, item, or system at the subject property. You hereby release and
exempt us, the lab and our respective agents and employees of and from all liability and responsibility for the cost of

This letter is to inform you that we inspected the completed septic system for the house on 103
Richmond Hill Drive (Lot#14) in the Barringer Heights Subdivision on August 31, 2017.
The septic system as installed was for a four bedroom house and consisted of a 1,250 gallon
septic tank and 216 lineal feet of absorption trench constructed with stone and perforated pipe.
The system conforms to the requirements of the approved subdivision design drawings.
