Rev.4.-1-10 TENANT DESIGN HANDBOOK:AVIATION MALL 27 • AVIATION MALL SPACE#04 DEMO/DEMISE & BUILD OUT SCOPE OF WORK Aviation Mall Company Newco, LLC General Contractor Bid, Project SCOPE OF WORK The Contractor understands and agrees that Aviation Mall Company Newco, LLC expects the general contractor to provide 100% complete "turnkey"construction for landlord work to prepare for AT&T-Prime Communications, LP in space 04 at Aviation Mall located in Queensbury, NY. Work under this contract shall include providing 100% of all labor, materials, equipment, general conditions, sub-contractors, safety requirements, proper supervision, and layout, as may be required to deliver a completed project in a manner acceptable to Pyramid and in accordance with the plans and specifications provided. The Owner(Aviation Mall Company Newco, LLC)will provide a complete set of Architectural & MEP drawings and any necessary permits. The Contractor will have to communicate and schedule work directly with mall management. The Contractor will be 100% responsible for every aspect of performing the work. All work must be accomplished in a manner that does not impact the operations of both the mall and other tenants as well as maintains the safety of employees and customers in the mall. The contractor must remove all debris. Scope of work shall include all, but not limited to, the following: 1. Construct a barricade three feet off of the existing mall soffit using 1/2" drywall and 25 gauge metal studs with a 30" luan door in the center and plastic to prevent dust. The barricade will be approximately 66' in length. 2. Bring premises to a broom clean condition free of stored materials and debris. 3. Demo and remove any fixed FF&E, exterior signage and floor coverings within the premises. 4. Provide a concrete slab ready to accept tenant's carpentry. 5. Provide VCT tile and vinyl cove base to restroom. 6. Provide aluminum storefront with clear glazing system. 7. Provide tempered glass and aluminum entrance door 3' x 7'. 8. Provide one partition wall with door, frame and door closer that will separate front sales room from the back stock room/office space. Provide all interior walls per tenant's plans. 9. Finish walls to paint ready condition. All interior walls will go 8"above ceiling. 10. Construct demising wall with 22 gauge metal studs to the roof deck with 5/8"fire rated drywall on each side, mall bulkhead as required and as indicated on the attached Dimension Control Plans and drawings. All walls existing and new will be fire stuffed and sprayed at the deck and must be approved by the town building inspector. Repair and patch sheetrock of the demise walls along the adjacent tenant and the service corridor. 11. Provide 2' x 4' ceiling grid and tile for stock room only. Install a 2' x 2' Silverstone ceiling grid which shall be supplied to the landlord's general contractor by Tenant. Ten feet(10') minimum height in the sales room, eight feet minimum (8') height in the stock room and restroom. 12. Provide existing HVAC equipment and modify duct work and distribution to accommodate tenants ceiling and layout. Duct detectors and HVAC tie in to the malls existing security system (Silent Knight)to be installed and coordinated with the mall management team and its consultant, New York Fire &Security. 13. Provide 200 amp electrical service and install mall supplied check meter. Duplex convenience receptacles every twenty feet(20'). 14. Provide duplex convenience receptacles located at 20 feet O.C., mounted 12"AFF, one GFI receptacle shall be located in the restroom, two receptacles shall be located at the storefront ceiling for open sign or window signage, one receptacle shall be located behind the sign band fascia for tenants storefront signage, (This circuit shall be on a time clock at the rear wall of the space, all circuits to be labelled in the circuit box) 15. Provide 2' x 4' 4-tube fluorescent high efficiency type fixtures at a ratio of one fixture per one hundred square feet provided in the stock room, bulbs to be"Daylight"color temperature bulbs. 16. Provide lighted exit signs and emergency lighting as per local code. 17. Provide telephone conduit and pull string run to the premises from the shopping center phone room or demarcation point. 18. Stub sanitary sewer and water supply to the premises, tap fees, water and sewer lines shall be provided by landlord to connection to separate meter supplied by the landlord. 19. Provide ADA compliant handicapped accessible restroom as per local code. Restroom shall have on water closet, one lavatory with hot and cold water, restroom doors shall be outward swinging with inside privacy lock. One mirror over the sink, one paper towel dispenser and two handicapped grab bars per restroom. The restroom ceiling to have exhaust fan/light combination vented and one mop sink and one drinking fountain. Any and all venting through the existing roof must be coordinated with the mall management team and its consultants. Pinnacle Roofing is the approved contractor for the roof penetration. Provide moisture resistant gypsum wallboard on the walls of the premises, blocking for fixtures and or accessory mounting. 21. Provide electric hot water heater(minimum 2 gallon) in good working condition. 22. Provide entire fire alarm system including alarms, panels, strobes, detectors and main building system connection. Tenant shall supply telephone connection and monitoring servicer but landlord shall provide a base building fire alarm system to be expanded or modified by tenant as required.
