Project Narrative:
The proposed project involves the installation of 240 lineal feet of 6' high privacy fence along the west
property line behind Building #2 to screen the site from the adjacent industrial use. The existing building
uses on the site, a health center and a retail pharmacy, are both allowed uses in a Light Industrial (LI)
Zone.
The existing paved areas on the site are adequate to accommodate the required site access, site
circulation and parking for the intended uses. Currently Greater Glens Falls Transit has a bus pick-
up/drop-off on Corinth Road adjacent to the site and a pedestrian shelter was provided at the location
to accommodate patients who utilize the bus service to access the facilities.
All developed site areas have been landscaped with trees and shrubs and no additional landscaping
would be required. Existing storm drainage systems are adequate for the developed site and no
changes would be required as no existing grading would be modified to accommodate the fence
installation. The existing septic systems are adequate for each of the intended uses and all other utilities
serving the site are also adequate for the intended uses and none would require modifications.
The existing uses are compatible with zoning and provide an excellent transition from existing and
potential manufacturing or commercial uses in that general area and to the existing residential uses
along Corinth Road.
Planning Standards:
Standard A: The project does further and is consistent with the policies of the Town's
Comprehensive Plan.
Standard B: The project is on a pre-existing conforming parcel and complies with all requirements of
the site plan review standards.
Standard C: The site plan encourages safe pedestrian activity internally but does not encourage
pedestrian access to and from the site as it is not practicable based upon the location of the site and
the surrounding uses.
Standard D: The existing site plan does conform to Chapter 136 and Chapter 147 of the Town Code.

Standard E: The existing uses are in harmony with the general intent of this Chapter. The uses or
intensity is minor in nature and afford a transition zone between potential industrial uses and the existing
residential uses in that general area.
Standard F: The existing uses do not create hazards of any kind to the public, or residents of the
existing neighborhood. The existing public roadways and on site parking are adequate to handle the
existing uses.
Standard G: The existing off-street parking and loading facilities are adequate for the intended uses
and a driveway link between parcels was provided connecting to the site immediately west of the
proposed site.
Standard H: The existing uses have no adverse impact upon any Town resources.
Standard I: The existing site plan encourages safe pedestrian activity internally and is adjacent to a
Greater Glens Falls Transit bus pick-up/drop-off station located on Corinth Road.
Standard J: The existing stormwater drainage facilities as provided are adequate and do conform to
the requirements of Chapter 147 of the Town Code.
Standard K: The existing water supply and sewage disposal facilities are adequate and do comply
with NYSDOH regulations and Chapter 136 of the Town Code for the intended uses.
Standard L: The existing trees and shrubs and other landscaping provide the required visual barriers
as required by the Town requirements except along the west property line behind Building #2 were the
privacy fence is proposed.
Standard M: All existing fire lanes, emergency zones and fire hydrants are adequate and meet he
needs and requirements of emergency service providers.
Standard N: The design of the existing structures and roadways for the site and the stormwater
drainage facilities provided do conform to the requirements of Chapter 147 of the Town Code.
Standard O: The existing site plan complies with all design standards and requirements of this
Chapter including all building setbacks and corridor overlay setbacks.
