Proiect Description
Applicant proposes to construct a 15,000 sq. ft. enclosed pole barn building for wood product—firewood&pellets; and to
place two 1,200 sq. ft.kiln units on the site. Project includes merger of lots 308.16-1-55, -56, -58 & -61. Existing
buildings (4) to remain with additional clearing and installation of gravel parking &material storage area(logs,
woodchips, etc.). Site work and material storage has begun on the site. Pursuant to Chapter 179-3-040 of the Zoning
Ordinance, light manufacturing—wood products,logging company, shall be subject to Planning Board review and
approval.
Site Plan items
The applicant proposes to expand an existing wood services business this includes merging four parcels.
• Parcel 1 -306.16-1-55 -0.09 ac vacant land
• Parcel 2 306.16-1-56 -0.34 ac contains a single family home. 1,692 sq ft footprint
• Parcel 3 301.16-1-58 -5.66 ac contains autobody building. 1,200 sq ft service area bay, 600 sq ft warehouse, and
1,440 sq ft service area bay
• Parcel 4 301.16-1-61 -3.49 ac contains 1,588 sq ft single family home, 896 sq ft detached garage and existing A-1
Tree works outside work area and materials storage area.
Parcel 4 301.16-1-61 has an existing site plan approval SP 65-2013 for material storage and the construction of a 50 ftX
100 ft equipment storage building. The applicant intends to construct the 5000 sq ft building.
Parcel 3 301.16-1-58 is proposed to be developed with a 75 ft X 200 ft wood services building and the installation of two
50 ft x 12 ft drying buildings. The applicant has explained the 15,000 sq ft building will be used to process fire wood and
pellets. There will also be additional exterior wood storage area that will be combined with the existing exterior wood
storage area. The plans show a vehicle storage pad area but do not indicate dimensions.
The project will require stormwater pollution prevention plan as disturbance is proposed for 3.5 ac of the total parcels.
The applicant has indicated the site is serviced by private sewer—septic systems should be located on plan. Parking areas
should be noted and include the number of vehicles. Review of the aerial photo in google maps show four curbcuts—two
residential and two have a commercial appearance associated with the properties involved. The board may consider
discussion of the curbcuts to determine if some can be eliminated.
Summary
Pursuant to Chapter 179-9-040 of the Zoning Ordinance, applicant may present a sketch to receive comments and
feedback from the Planning Board.
