information far discussion at the Febrvory 14" Planning Board Meeting, Along with this description of
the project, I have attached on existing survey of the property, a proposed site plan, architectural
drawings of the }proposed building improvements, and existing photos for reference_
The Adirondack Animal Hospital is located at 462 Ridge Road (Tox Parcel: 297.18-1-1). It is currently
zoned as Moderate Density Residential (MDR), which allows for the current use under ❑ special use
permit- The reeson for this discussion item is to receive feedback on a proposed addition to the
parking lot currently on site. The current lot has two arecs of paved parking that provide
approximately 15 parking spaces- Prior to a trensfer of 55 feet of property from the lot to the North,
the existing parking was located within S feet of the property line (see S-1 : Existing Survey and
reference photos)_ The code requires a Type C buffer between commercial/retail and single-family
residential uses.

A Type C buffer is extremely restrictive at this properly. The intent of the work is to repave and expand
upon the current lot to }provide a code compliant number of spaces, as well as two designated
handicap accessible spaces. Based on the Town of Queensbury Zoning Code, the property is required
to have 23 spaces (13 based on square footage, 10 based on number of employees). Prior to
completing the full Site Plan Review process, we would like to discuss a variance from the Zoning
Code pertaining to the buffer.
The proposed layout (see 5-2. Proposed Site Plan) is shown with a Type A buffs of 10 feet. This would
allow for both an improved separation and the necessary number of parking spaces. Please review the
attar-bed documents and irnages. We look forward to discussing this concept and buffer variance with
