Requested Action: Planning Board review and approval to lease 1,843 sq. ft. first floor interior space of an existing building to new tenant. Resolutions 1. SEQR 2. Planning Board decision Project Description: Applicant proposes to lease 1,843 sq. ft. first floor interior space of an existing building 27,488 sq. ft. (footprint), 31,182 sq. ft. (floor area). Project is intended for a new tenant—no changes to interior, building exterior or site. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, adding a tenant to an existing building shall be subject to Planning Board review and approval. Staff Comments Location-The existing building known as Inside Edge is located at 643 Glen Street and consists of retail space, offices, inventory storage area and garage area. Site Design- Sheet 4 identifies the areas to be used for Primelink. There is an existing canopy entryway that will be utilized to access the office area. The parking area includes 6 spaces for Primelink and the other spaces are utilized by the Inside Edge. The office area to be used is 655 sq ft and the garage area 1,188 sq ft. The applicant has indicated the canopy signage may include the Primelink name and no other exterior changes are proposed. The interior designated office areas will be painted and do not need any alterations at this time. There are no changes to lighting or landscaping on the site. The applicant has indicated the tenant is a communications service company data and voice. The operation of the business is to travel to customer sites to provide service. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as "Requirements" outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant's application: g. site lighting, j. stormwater, k. topography, 1. landscaping, q. soil logs, r. construction/demolition disposal s. snow removal. Summary The applicant has completed a site plan application to utilize a portion of an existing building (1,843 sq ft) to operate a communications company. Meeting_ History: First PB meeting.
