Dear Gentlemen:
Submitted for your distribution and review are 15 sets of the applicable Area Variance and Site
Plan Review application documents for the referenced project located off of Lockhnrt Loop. The
subject property consists of a lawful nonconforming single family residence (shoreline setback)
with an accessary structure and a carport. The proposed project involves the expansion of the
residence, removal of the existing carport for replacement with a detached garage and the
addition of a covered parking area for utility vehicles (golf cart, ATI). This covered puking
area by Town definition becomes a second garage.
The new Owners of this property, Anil & Jenna Crasto desire a new access to the entry way of
the residence. Included under this project is a proposed paved pathway from the garage area dow
to the residence. While this access is not intended or suitable for conventional vehicles (car) it
will support, both in width and slope, access by a utility vehicle (golf cart, ATV),
We will be seeping area variances for the expansion of the lawful, nonconforming residence and
for the construction of the second 'garage'. All required application documents including site
plans, architectural plans, AV application, deed, survey and application fee have been compiled
in the AV package,
Site Plan Review will be required as development wi11 occur within 50' of 15% slopes. All
requht,d application documents including site plans, architectural plans, SPR application, a copy
of the deed and survey and the application fee have been compiled in the SPR package.

As you are aware Anil Crasto, )Principle Member of Magical Shore Acres LLC has submitted Zoning and
Planning permit app]ications for improvements to the referenced property. In consideration of the
requirements of Queensbury Zoning regulations Section 179-3-040A(5)(e) we will be ultimately
providing%vritten certification ofcomp Iiance of the existing wastcwaterwith currimt standards and
requirements. Submitted herein as part ofthiF,preliminary certification letter is a print of the wastewater
system design plan which was the basis of the existing 5y+stexn'S installation,
As designed, this system has a capacity of 710 gallons which is adequate to handle the five bedroom
capacity proposed for this residence and accessory structure. Site observation and discussions with the
prior owner(who was responsible for the system's installation) indicates an 'as-built' condition which is
preliminarily compliant with the design plan. Since winter conditions had set in prior to my site
investigation I was limited in my confirmation of system size and capacity. Once spring conditions have
taken hold I will complete my investigation to establish my as-built analysis.
