The property Is the longtime site o C a salvage yard, and is adjacenI to €mother salvage yard. As you may be aware, the property is a pre-existing, non-conforming industrial use in the Moderato Density Residential ("MDI ")zoning district. l have reviewed a inap of the property, as well as a list of the permitted uses in the M lilt -cone. Most of the permitted uses in the MDR zone are, of course residantitnl. In my opinion, the subject property is completely unmarketable aq a residential property due to its laug history of being a salvage yard, and its proximity to the neighboring salvage yayd. There is simply no reason to think a buyer would pay anything close to mark(,A value to use the property for any of the approved residential uses in the MDR auac. The prop } is unique not only because of its longstanding use as a salvage yard, but bccauw it is broken into two tax reap parcels. The, property on which the expanded building is requested has no access to Sherman Avenue, It iS simply unrnarke:table as a residential parcel. The subject property, on which tine salvage yard is operated, is comprised of two tax map parcels, numbered 341.19-1-5 and 301.19-1-I OThe smaller parcel, 041.19-i-5 is approximately 2.84 acres in size. The largerparcel,43D1.19-1-10, is approximately 7.07 acres in size.Thus, the total acreage of the savage yard is approximately 9.91 acres. 8. The four proposed lots would be 2.2.5 aere�, 2,25 aures, 2,15 acres and 2,40 acres in size, respectively. The remaining .86 acres would be roadway right-of-way. 9, Tn order to create a residential subdivision with marketable,vacant lots, there would be significant site development casts. 10. Based upon my professional training and expericnce, I would anticipate, at a minimum, the following site development activities to be necessary, with their associated costs: a. Demolition and removal of the existing facility on the property: $75,000.00; b. Regrading and debris removal. $100,000.00(this costs estimate does not include the cost of removal of vehicles or parks); C.
