Prosect Description:
Project Description: Applicant proposes leasing a 2,504 sq. ft. space of an existing 192,157 sq. ft. commercial
plaza. Project includes exterior improvements, installing a new entry curb cut to access sidewalk. Facade
improvements for entire leased frontage. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new
commercial use shall be subject to Planning Board review and approval.
Staff Comments
Location-The project is located in a an existing plaza Northway Plaza and will utilize an existing 2,504 sq ft
space near the Post Office and TJ Maxx store.
Site Design and Building- The project includes the removal and installation of a new facade. A new access
door is being added to the building on the Post Office side (north side). In addition, the entry sidewalk will be
upgraded with a ramp access for ADA compliance and to make deliveries easier. The project includes
installation by the landlord of a new sewer lateral and grease solid interceptor. The trash receptacle area is to be
installed at the rear of the property in an area adjacent to the existing parking area for the post office and the
new proposed restaurant.
Signage-The applicant has indicated signage would be submitted separately and will include a wall sign on the
same side as TJ Maxx. A panel will also be installed on the free standing
Site conditions-The plans show the parking space arrangement will be adjusted for the sidewalk entry
Traffic- The applicant has explained the plaza has existing sidewalks on site to access the adjacent stores and
services. There is existing parking on the site and the new restaurant is included in the shared parking for the
plaza worksheet in packet details parking numbers for plaza uses.
Site lighting plan
Elevations- The applicant has provided facade details including material and color. Clarification is needed for
facade lighting noting location and if there will be new canopy lighting at the entryways.
Floor plans —the plans show the floor plan kitchen area, serving location and restrooms.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as "Requirements" outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant's application: j. stormwater, k. topography, 1. landscaping, n
traffic, q. soil logs, r. construction/demolition disposal.
