1. An undeMrabie change will not he produced—in granti ng this variance request.The additional
apartment(i.e. unit#4) tieing sought was incorporated into the existing structure hack in the
early/mics 1590's.At that tirne,the density requirements(set at 20,000 sq.ft. per unit) would
have permitted a total of 4 apartment units an the property,which 1s 2,28 acres in size.
2. Unfortunately,the benefit sought by the applicant cannot be achieved by some other means,
3. 1 do not believe the variance request is substantial—as the variance being sought wouW
incorporate the additional apartment unit into the existing structure.
4, f do not beJieve the proposed variance would have any adverse impact to the surrounding area
or school district. The propased variance Is to request one additional apartment unit be added
to an existing structure.The property exists at the end of a dead-end street-whilch extends Into
a private drive.
S. The alleged difficulty was not self-created. After listing the apartment buiArig for sale, (after
owning the property for 13+years) it was brought to our attention that there may he an issue
related to the nurnber of apartments that were incorporated into the existing structure.
In discussions with the tarring department we discovered that only 3 apartments were approved
for construction back in 1991-1992, However,4 apartments currently exist within the structure;
and have for more than 20+years.
