Dear Chairman Jackoski,
The.proposed scope of work involves the removal of an open porch,existing second floor and
the reconstruction of the second floor,new entry with small deck, and interior alterations. It is
the intent of the owners to update the residence for permanent year around occupancy.
The existing site and residence dates back to the 1960's and does not meet current lot area,
building setbacks,nor permeability requirements. The proposed project attempts to minimize the
impact upon the FAR, improve the visual property line setbacks from the shore and west,reduce
the overall building height,and slightly improve the permeability. The existing basement is only
suitable for non-organic storage and must be conditioned by a large dehumidifier at all times to
prevent mold growth. If the existing basement area is included,the resultant FAR is 0.267;
without the FAR would be 0.206. The site permeability will be increased by means of using
permeable pavers for the entry walk and replace a portion of the asphalt pavement,and eave
trenches along the east and west sides of the residence.
The owners are aware of the critical environmental area around Glen Lake and will install a new
wastewater system as part of the project. The proposed work will require a new domestic water
well. Some trees will have to be removed on the north end of the parcel to facilitate the area for
the wastewater system. The row of large cedars along the east property line will have to be
extensively trimmed and/or removed to access the well drilling equipment.
It is the intent of the owners to commence work in the fall 2017,with completion by spring 2018.

SCHEDULE A
ALL THAT TRACT OR PARCEL OF LAND situate, lying and being in the Town of
Queensbury,County of Warren and State of New York as was conveyed by Inez Gardner Potter
to Adam Wygnanski and Jadwiga Wygnanski by deed dated August 30, 1974 recorded in the
Warren County Clerk's office in Book 583 of Deeds at Page 923 and therein described as
follows:
ALL THAT TRACT, PIECE OR PARCEL OF LAND, situate in the Town of
Queensbury, County of Warren and State of New York, on the northerly side of Glen Lake,
bounded and described as follows: Beginning at the southwesterly corner of a lot of land now or
formerly owned by Henry Stevenson and Howard Thomas, running thence northerly along the
westerly line of the said Henry Stevenson and Howard Thomas one hundred filly feet to a stake
and stones for a corner; thence westerly fifty feet to a stake and stones for a corner, thence
southerly one hundred fifty feet to the waters of said Glen Lake, to a stake ands tones for a
corner,thence easterly at the Water's edge of said Glen Lake fifty feet, more or less to the place
of beginning.
ALSO all that certain piece, parcel or lot of land, situated immediately easterly of the
lands above described, and which parcel or tract of land is 19 feet in width, front and rear,and
150 feet in depth, and being a part of the lands and premises described in a deed dated the 20th
day of May, 1936 from Howard A. Thomas and others to said William J. Fitzgerald and which
deed was recorded in the Warren County Clerk's office on the 23' day of May, 1936 in Book
201 of Deeds at Page 407.
The two parcels above described are the same lands and premises described in a deed
dated May 16, 1940 from William J.Fitzgerald to William J.Fitzgerald and Elsie Fitzgerald and
recorded in the Warren County Clerk's office on May 21, 1940 in Liber 215 of Deeds at Page
62.
ALSO any and all right, title and interest of the party of the first part in and to all
easements of rights of way extending northerly and northeasterly from the lands above described
tot he county road leading from the Glens Falls-Lake George State Highway easterly to Ridge
Road.
BEING the same premises conveyed by Adam Wygnanski and Jadwiga Wygnanski,
