Town of Queensbury 742 Bay Road Queensbury,NY 12804 Re: Proposed Additions&Alterations to Fasulo Residence 10 Hemlock Road Dear Chairman Jackoski, The.proposed scope of work involves the removal of an open porch,existing second floor and the reconstruction of the second floor,new entry with small deck, and interior alterations. It is the intent of the owners to update the residence for permanent year around occupancy. The existing site and residence dates back to the 1960's and does not meet current lot area, building setbacks,nor permeability requirements. The proposed project attempts to minimize the impact upon the FAR, improve the visual property line setbacks from the shore and west,reduce the overall building height,and slightly improve the permeability. The existing basement is only suitable for non-organic storage and must be conditioned by a large dehumidifier at all times to prevent mold growth. If the existing basement area is included,the resultant FAR is 0.267; without the FAR would be 0.206. The site permeability will be increased by means of using permeable pavers for the entry walk and replace a portion of the asphalt pavement,and eave trenches along the east and west sides of the residence. The owners are aware of the critical environmental area around Glen Lake and will install a new wastewater system as part of the project. The proposed work will require a new domestic water well. Some trees will have to be removed on the north end of the parcel to facilitate the area for the wastewater system. The row of large cedars along the east property line will have to be extensively trimmed and/or removed to access the well drilling equipment.
