The project is consistent with the policies of the Town's Comprehensive Plan and that the proposed use is allowed in the NC zone. B. The proposed project complies with the requirements of this chapter, including site plan review standards and dimensional regulations.We meet the majority of the bulk requirements except canopy setbacks for which we'll seek the necessary area variances. C. The proposed change will seek to improve internal pedestrian access.There are no paths or sidewalks surrounding the site and therefore no connections off-site. D. The site conforms to Chapters 136 and 147 Storm Water Management Local Law. E. The use is the same as the existing use and in harmony with the general purpose and intent in this chapter.The change will not put any undue burden on the supporting public services. F. The proposed change will not create public hazards from traffic. G. No connection is proposed between adjacent properties. The proposed water supply and sewage disposal facilities are adequate and will meet the requirements as set forth in Chapter 136 and the Department of Health. L. The proposed landscaping will be effective and adequate. M. The proposed site will allow for compliance for emergency service providers. N. The structures, roadways and landscaping have been designed to provide adequate drainage. O. The site plans conform to the design standards, landscaping standards and performance standards.
