Re: Perrotta Residence - 60 Knox Road
SP 4 - 2017
Dear Steve:
Submitted for your distribution and review are 15 sets of updated site plan review documents for
the referenced project. As you recall the application for the Perrotta Residence was `tabled' at
the March 28th meeting pending submittal of additional information. The tabling motion included
a request for the following. Please note our responses following the requested items.
1. A re-vegetation plan will be submitted with the addition of six deciduous trees of three
inch caliper.
Please refer to new Plan Sheets S-5 and S-6 which provide information regarding the
revegetation of portions of the property, through proposed transplanting of existing onsite
vegetation, primarily white pines. This vegetation, which is `second growth' or the
successional growth which has occurred following the loss of the trees after Hurricane Irene
and the subsequent `clean up', will be redistributed throughout portions of the site at a
prescribed density. The natural condition creates `pockets' of re-growth which are too dense
for all the trees to be sustained. The redistribution of these trees will allow a greater number
of the trees to survive to repopulate the hillside. Please note the while Mr. Perrotta will have
a professional landscape contractor completing this work we have also consulted with the
Warren County Soil and Water Conservation District on this revegetation plan and its
implementation.
Also note that the required deciduous trees have been specifically located on the plan.
2. The septic system will be moved to the ridge.
Please refer to Plan Sheet S-2, which has been revised to show the new location of the
proposed wastewater system. The absorption field area has been relocated to an area north

and west of the proposed house site as discussed during the March meeting. This relocation
will require the addition of a pump system to pump the wastewater effluent up to the dispersal
field.
3. A full signoff letter will be provided addressing all Chazen Engineering issues.
With the submittal of this information to your Board we have also made the revised plans and
stormwater report available to the Chazen Companies for their further review. We are
hopeful that Chazen will be able to provide their review comments back to us so we are able
to respond to achieve the requested `signoff letter' prior to the scheduled PB meeting of May
16th
4. The addition of a stormwater management Swale from the area where the septic system is
being moved.
Please refer to Plan Sheet S-2 which indicates the location of a proposed shallow grass swale
across the slope area down gradient of the house site. It is the intent of this swale to capture
and control stormwater from the developed site in compliance with the requirements of the
Town of Queensbury stormwater regulations.
S. On the plans the setback of the septic system, the distance will be provided.
Please refer to Plan Sheet S-2 which provides setback distances from the wastewater
absorption field to the adjacent property lines.
Thank you for your consideration and review of this additional information. It is certainly the
applicant's intent and desire that the development of this approved subdivision lot will result,
particularly due to the revegetation efforts and the stormwater management system, in a property
that will be more environmentally responsible then that which currently exists.
Sincerely,
Dennis MacElroy, PE
