The proposed signs will not create a detriment to the character of the neighborhood. The Corinth Road Corridor is commercial and contains numerous business with signage.The fast food restaurants and gasoline stations in the vicinity of the project have a similar number of and size of the signs Fastrac is proposing. 2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to pursue, other than a sign variance? The Fastrac building prototype is for one sign above each doorway,one sign on the canopy,and one monument sign displaying the fuel pricing.The size of the signs are designed to fit in the area as shown on the plan and building architectural drawings. 3. Whether the requested sign variance is substantial? The sign variance is substantial to Fastrac to keep with their branding,site recognition and to grow business in the Town of Queensbury. The Corinth Rd corridor is commercial and the proposed sign package would not be a substantial impact on the area or Town. 4. Whether the proposed variance will have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district? The proposed addition of one(1)wall sign and the area of a freestanding sign will not physically or environmentally affect the area as the area has numerous business and is a major thoroughfare through the Town. 5. Whether the alleged difficulty was self-created? The alleged difficulty was self created because this is a part of the entire building and site package presented by Fastrac.Numerous marking studies have concluded that this sign package is important for the vitality of the business.
