Application TOWN OF QUEENSBURY 1 742 Bay Road, Queensbury, NY, 12804-5902 w. April 14, 2017 Chris Mackey 358 Broadway Suite 403 Saratoga Springs,NY 12866 Re: Storage Building Corinth Road Tax Map Parcel: 308.16-1-54 Dear Mr.Mackey: I am writing you with regards to my review of the above-referenced project and to document the recent conversations between your agent;Dennis MacElroy and Laura Moore of my office. Upon my review I find that your proposal will require Area Variance and Site Plan Review approval prior to the commencement of the project. Specifically, an Area Variance is required as your plan offers construction of a building that does not meet the setback requirements of the Commercial Light Industrial;(CLI)district. Site Plan Review is necessary for the establishment of a new use on the undeveloped property. I understand that you may be compiling the necessary application. This letter serves as the required denial letter for the processing of your application package. Please note our established submittal deadlines when completing your application papers. Should you have any questions or comments regarding your application, please do not hesitate to contact this office. Mr. Mackey is under contract to purchase this property pending approvals for his development plans. It is his desire to construct a storage building on the parcel for his private use. Due to the size of this existing parcel (75' x 150') and the associated setback standards in the CLI zoning district it is necessary to request setback relief and we will be seeking three variances to address the proposed nonconformities. The proposed storage building use is a permitted use within the CLI zoning district but is subject to site plan review. The development of the site will include a 2450 sf(35' x 70') single story `metal' building with several(5) garage door openings and 2 passage doors. There will be a stone surfaced access drive which will loop around the building, entering from and exiting to Corinth Road at a single 'curb cut'. Provisions for stormwater management have been included in both the front and rear of the property. A municipal water connection will be included for a non-potable water use. As no restroom facilities are required or proposed for this building no onsite wastewater system is proposed. 900 Route 146, Clifton Park, New York 12065 phone(518)371-7621 -fax(518) 371-9540 0101, Page 2 1111:IIIIIIIiI Stephen Traver,Planning Board Chairman Steve Jackoski,ZBA Chairman April 15,2017 Site lighting for the developed area will be strictly building mounted access and security lighting typical for this use and the commercial/light industrial district. In addition to the required survey, deed and application forms we have also included a plan set providing the required site design and variance request information. A photo providing an elevation view of a typical metal storage building of the size requested(35' x 70')has been included. Please note that the garage door configuration may be modified in its final form. Thank you for your consideration and review of these applications and we look forward to presentations to your Boards at the May meetings.
