Prosect Description
Applicant proposes a 2,706 sq. ft. (footprint) basement with walk out and 3 car attached garage. Project is
subject to site plan review for project involving the rock wall. The rock wall section is to be moved so house
and septic can be placed on site. This section is to be moved to the south property line to existing rock wall
area. Remaining wall is not to be moved. Pursuant to Subdivision 4-2008 conditions, all lots are to have site
plan review for house development and shall be subject to Planning Board review and approval.
Staff Comments
• Location-the project site is located at Chestnut Ridge Rd.
• Site Design- The applicant proposes a 2,706 sq ft single family home on a 4.703 ac vacant lot.
• Site conditions-The existing lot contains stone wall sections along the front, sides, and middle. The
applicant proposes to use one opening at the front property and close the second opening. The applicant
proposes to move the 70 feet of the middle wall section and place at south property line.
• Site layout and utility plan—The plans show the location of the proposed well and septic locations.
• Grading and drainage plan —The site and home construction includes typically residential preparation with
eave trenches for the home to accommodate stormwater.
• Elevations and Floor plans —The applicant has provide elevation and floor plan drawings of the home
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as "Requirements" outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant's application: g. site lighting, h. signage, j. stormwater, k.

Summary
The applicant has completed a site plan application for the relocation of 70 ft of the stone wall from the middle
of the property to the south property line.
