Requested Action
Planning Board review and approval of a 3,415 sq. ft. (footprint) single family home. Project includes
development of 700 +/- sq. ft. driveway to be graded to a 12% grade.

Prosect Description
Applicant proposes construction of a 3,415 sq. ft. (footprint) single family home. Project includes development
of 700 +/- sq. ft. driveway to be graded to a 12% grade. Pursuant to Chapter 179-6-060 of the Zoning
Ordinance, construction within 50 ft. of 15% slopes (driveway greater than 10%) shall be subject to Planning
Board review and approval.
Staff Comments
• Location-The project is located at a vacant lot on West mtn. Rd
• Arrangement- The project site has an area of steep slopes where the driveway is to be located.
• Site Design- the driveway area is approximately 12,585 sq ft.
• Building—The project includes the construction of a three bedroom 3,415 sq ft home single story.
• Site conditions-The location of the home and utilities is in an area with less steep slopes and the access to
the location will have a slope of 12% grade.
• Grading and drainage plan, Sediment and erosion control—The submission included a stormwater report that
is under review and comment by the TDE. The project includes dry wells and bermed detention areas. The
project also includes armored rock slope areas near the home and different areas along the driveway will
contain rip rap.
• Elevations and Floor plans —the submission shows all sides of the home to be constructed and the interior
layout.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as "Requirements" outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant's application: h. signage, n traffic, o. commercial alterations/
construction details. Noting the project is residential and these items are typical for commercial projects.
Summary
The applicant has completed a site plan application for the construction of a single family home where the
project is within 50 ft of 15% slopes and includes a driveway greater than 10% to be at 12%
