Waiver requested from sketch plan. The apartment building will be on the 0.33 acre parcel and the golf course and associated buildings to be on 10.53 acre parcel. Pursuant to Chapter 183 of the Zoning Ordinance, subdivision of land shall be subject to Planning Board review and approval. Staff Comments The applicant proposes a two lot subdivision of a 10.86 acre parcel located in the Moderate Density Residential Zone. The project is located on Sunnyside Drive. Sketch Plan review: The applicant has requested a waiver from sketch. Preliminary Stage Review: Preliminary plat subdivision lot layout shows the two lot arrangement. • Layout plans —shows the existing apartment to be retained on the .33 ac and the 10.53 ac golf course with associated buildings to remain also. The plans show the location of the buildings and setback information. • Construction details, Grading and erosion plans, Clearing plan, Stormwater management—the applicant is requesting a waiver from providing these details. • The Environmental report—the applicant has completed a Long Environmental assessment review. Final Stage Review—Final Plat-subdivision for 2 lots. • State/County agency Planning and Zoning Board is the only agency for two lot proposed subdivision. • Other plans reports no additional information provided. • Protected open space none proposed. Nature of Variance The project as proposed requires relief from lot size where 2 ac is required. Lot 1 to be retained is to be .33 ac and Lot 2 to be retained as a golf course at 10.53 ac. Relief is also requested for building setbacks to the new property line on each lot and permeability.
