The proposed hotel is anticipated to fit well with the surrounding coxw=rcial uses next to 1-87 Exit 19.It is further
anticipated that the hotel use will provide synergistic benefits to adjoining uses and uses in the broader vicinity_
The project also provides benefit to adjoining uses and parcels by improving interconnectivity and access_

The lot configuration in concert with the building height and position as proposed allows for the lowest impact devel-
ment in regard to staranvater, lot coverage and frontage.This project envisions a productive use of a parcel which has
considerable existent design constraints imposed by shape and proximity to the highway.

The requested area variances are not substantial as the height is allowed further than 100'from the front lot line.The
necessity of the variance is due to the proposed proximity of the hotel to the frontage on 1-87 as frontage. The requested
sign variance is to allow a sign which will face toward the Aviation Road frontage.
