I am writing you with regards to my review of the above-referenced project and to document the
recent conversations between you and Laura Moore of my office.
Upon my review I find that your proposal will require Area Variance, Sign Variance, Special Use
Permit and Site Plan Review prior to the commencement of the project, Specifically, an Area
Variance is requ ire[1 as your plan offers the construction of a new 62,624 sal. ft.4-story, 92 room
hotel that.cannot meet the building setbaraks as per Section.179-3-040 Dimensional requirements
and for lack of physical road frontage as per Section 1794-050; ]Frontage on public streets.
Special Use permit and Site Plan Review are required for the new commercial use as a hotel.
Sign [variance is required for the proposed freestanding sign location on a parcel that is not the
"hotel parcel"as per Section 140-5,A: Goods or Services occur on separate property. Also a Sign
Variance is required for the three additional wall signs as per Chapter 140-6 where only one wall
sign is allowed.
In addition, Site Plan Modification(SP 35-2010) parcel tied to tax reap number 302.5-1-97 is
required for site improvements to the new hotel and the existing diner.
I understand that you may have already submitted the necessary applications for review by our
Boards during the month of June 2017. This letter serves as the required denial letter for the
processing of your application paolcages.
